This combined listing features two standalone homes on a single plot. The larger home offers 1,189 sqft of living space with 3 bedrooms and 2 bathrooms, while the smaller villa provides 529 sqft with 2 bedrooms and 1 bathroom. Together, they comfortably accommodate up to 12 guests across 5 bedrooms and 3 bathrooms. Sleeping arrangements include queen-sized beds with 12” memory foam mattresses and ultra-soft linens, as well as a full-on-full bunk bed with 6” memory foam mattresses in the larger home’s second floor. For families traveling with little ones, two Pack N' Play portable cribs are available (one in each house).

Designed for redefined simplicity, the spaces provide all the luxury comforts of modern living. The larger home features a second-floor game room with a foosball table and a rooftop terrace complete with artificial turf, yoga mats, a telescope, and cushioned seating. The smaller home boasts a second-floor balcony overlooking the desert landscape. Located in the Grand Canyon Junction area, the property serves as a stunning gateway to the region’s layered rock formations and rugged terrain. Guests should note that the property is accessed via a 1.5-mile unpaved backcountry road; while accessible to any vehicle, an AWD SUV is recommended. Due to the rural setting, personal transportation is required as ride-share services are unavailable.

Practical guidelines include a check-in time of 4:00 PM and a check-out time of 10:00 AM. To maintain the septic system, only biodegradable items may be flushed. Water and propane are hauled in weekly, so conservative usage is appreciated. A $200 security deposit or a $35 damage waiver is required. Pets are welcome (excluding cats) and must be disclosed in the guest count with applicable fees. Smoking, parties, and excessive noise are strictly prohibited. All guests must complete a pre-stay verification process and sign a rental usage agreement prior to arrival.

Additional rules
1. Guests will be charged in full for any damages or for any violations of the house rules below.
2. Check-in is at 4 pm. Checkout is at 10 am. Early check-in or late checkout may be available upon request for a fee. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses, up to $75 per hour after 10 am.
3. Smoking, parties, and excessive noise are not allowed, including on balconies and in shared spaces. Smoking violations are subject to a $1,000 fine, which includes the cost to clean, deodorize, and repair damages.
4. Commercial business work without written consent, illegal activity, and possession of firearms are strictly prohibited.
5. Overnight guests and non-overnight guests who are visiting that exceed the number stated in the reservation are not allowed unless the reservation guest count has been updated to include them, up to the maximum occupancy limit.
6. Pets must be disclosed on the reservation guest count in the platform and approved in advance. No cats. Please note that the pet fee must be paid in order for the check-in instructions to be released. Undisclosed pets will be charged at $200 per day. You are responsible for picking up after any pet brought to the property.
7. Guests are responsible for covering the cost, which is $150 per item, to replace lost keys, key cards, fobs, or parking passes.
8. We may use video surveillance in public areas. Noise detecting technology may be used inside the property in non-private spaces to monitor excessive noise levels. Noise detecting technology does not record audio. Tampering with these devices is strictly prohibited.
9. Guests take full responsibility for loss, injury, or damages that occur on the premises and its facilities. Guests must report any property damage to customer service.
10. All guests must complete our verification process using our verification portal prior to checking in.
11. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses, and may be removed from the property.
