ALL PARADISE VILLAGE BOOKINGS MUST SIGN THE PARADISE VILLAGE WAIVER THAT IS SENT OUT VIA EMAIL PER THE HOA’S REQUIREMENTS
Check-in is at 4:00 PM on the day of arrival and check-out is at 11:00 AM on the day of departure. Any unapproved check-in or out is subject to a fine. The amount of the fine is up to Red Sands Vacation Properties, given the repercussions of the breach of contract by the tenant.
Please notify Red Sands by email or phone call if your arrival is going to be after 7PM just in case you have a problem with the door code. A Red Sands representative will call you on the day of or the day prior to your reservation to make sure you have received your check-in details. Red Sands Vacations is not responsible for full/partial refunds or compensations if there are complications getting into the unit. Please read the door code instructions carefully.
Guests and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
If a tenant has more people staying at the property than, which has been reported to Red Sands Vacation Properties, a fine up to $500 additional per person.
NO Smoking or illegal drug activity is allowed on the property, there will be a charge of $300 in addition to any damages they may have occurred from smoking inside the home.
Pets are NOT allowed, any pet or presence of a pet that is found will result in a $500 fine, in addition to any damage the animal may have caused inside of the home
Red Sands Vacation Properties is not responsible for events beyond our control, e.g., inclement weather, maintenance issues, pandemics, deaths of a loved one, cancelled events/tournaments, changes to travel plans due to cancellations of flights, buses, or any other form of transportation. The responsibility or liability for any loss, damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, loss of luggage, adverse weather conditions, fire, flood, or any unforeseen damage to the home that may prevent occupancy to the home.
We cannot accept any liability for the failure of public supplies such as water, electricity, cable, or the Internet or breakdown of the air conditioning system in which is out of our control.
Property management is NOT responsible for the loss of personal belongings of the guest, if you leave behind any person items, we will do our best to store them at our office for NO longer than two weeks. This is NOT a guarantee of your personal belongings, and Red Sands Vacations will not compensate you for any lost /stolen items if they are unable to be found.
If, for any reason, we receive a formal complaint from any form of law enforcement due to disturbances emanating from the premises or grounds, there will be a minimum $250 charge to your credit card per incident.
Any damage to property, furniture, or cleaning issues noticed upon arrival should be reported to the property management to avoid the cost of repair. If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible.
Parking can vary in different complexes; vehicles must only be parked in designated areas. Please call ahead of time to inquire about RV, trailer, and boat parking as some complexes do not provide this.
Each property is fully furnished and includes a toiletry starter kit, linen, blankets, pillows, towels, as well as basic to fully equipped kitchen, TVs, furniture and outdoor furniture. Although our owners make every effort to anticipate most people’s needs, some items you might be accustomed to at your own home may not be provided.
We ask that you do not receive any mail to the property as we cannot guarantee the arrival. We do not have access to the mailboxes on site so your package may not be retrievable. Red Sands is not liable if your package/mail does not arrive or is lost in transit.
Please note that as Utah is a desert State, insects such as ants and the like are occasionally inevitable. The vacation property is treated for pest and termite control each month.
The Guest has acknowledged that they have read and understood this Guest Rental Agreement in its entirety and accepts its terms and conditions.
