The layout includes two downstairs bedrooms each featuring a queen size bed, and a large, bright upstairs room with two twin beds and a half bathroom, making it a perfect space for children. The interior also boasts a fully remodeled kitchen with new appliances and a cozy living room equipped with a TV and a decorative fireplace.

Step outside to a quaint garden patio right off Balboa Harbor, the ideal spot to unwind after a day of exploration. For added convenience, a walkway leads to an outdoor beach shower and a garage providing parking for one car (shared with the back unit), as well as a new washer and dryer. Guests will also find a variety of beach chairs and sand toys available for use.

Located in the heart of Balboa Island, the property is just 1.5 blocks from the beautiful Balboa Bay, boardwalk, and the Balboa Ferry. A short 5-minute ferry ride connects you to the Fun Zone, Balboa Pier, various restaurants, and excursions to Catalina Island. The home is situated on Agate, the only street on the island featuring a children's climbing gym and basketball court. Local highlights include the boutique shops of Marine Avenue and the world-famous Fashion Island mall just 2 miles away. For a scenic drive, the artist colony of Laguna Beach is only 7 miles down the Pacific Coast Highway.
