Fees: A $299 fee plus taxes applies to unapproved arrivals or departures outside designated times. Departures after 1:00 PM will incur an additional nightly rate.
Note: As this is a boardwalk property, noise from other units and beachgoers should be expected. Streaming services require your own accounts.

PLEASE READ THE RULES BELOW AS THE CITY IS VERY STRICT ON THE ENFORCEMENT OF PARKING, NOISE, AND OCCUPANCY FOR LICENSED VACATION RENTALS. THE CITY EMPLOYS A 24/7 COMPLIANCE TEAM AND HOTLINE FOR THE COMMUNITY IN ORDER TO ENFORCE GOOD NEIGHBOR POLICY POSTED IN ALL VACATION RENTALS IN NEWPORT BEACH. ANY VIOLATION (YES EVEN PARKING) WILL RESULT IN AUTOMATIC EVICTION.

OCCUPANCY
- Overnight Occupancy 7 people. (after 9pm) ***
- Daytime Occupancy may not exceed 9 people without written consent.
NOISE
- City of Newport Beach Quiet Hours 9pm - 7am. (Tenants must comply with Newport Beach Municipal Code Section 10.26.015 pertaining to acceptable Decibel Levels, 55 DBA (7am-9pm) and 50 DBA (9pm - 7am)
- Amplified Music is not Permitted. Music may not be heard at the property lines at any time of the day (that includes music coming from inside the home). If neighbors can hear music, you are in violation of the City Ordinance.
PARKING
- No Parking in the Alley and/or the Right Garage
- Parking is a very serious violation in Newport Beach for Vacation Rentals. You will receive a parking Ticket ($87+) a ($1,000) City Fine, and Tower 17 Properties will be forced to Evict on the Spot.
ADDITIONAL RULES

Construction Notice: Nearby construction through September 2026, typically from 7:00 a.m. to 4:30 p.m. on weekdays (no weekend work). Rates have already been reduced by 15% to compensate for any inconvenience.

Primary guest must be 25+ years old and present throughout the entire reservation - During the reservation, the guest agrees that the primary reservation holder must be present at check-in and throughout the entire stay. If, for any reason, police or property management are required to visit the home and the primary reservation holder is not present, Tower 17 Properties & Management reserves the right to immediately terminate the reservation and evict all occupants. Any exceptions must be approved in writing by Tower 17 Properties & Management.
- All reservations created for a same day check in are subject to a 5pm check in time.
- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.
- No Smoking (Marijuana & Vaping included) on or inside the premises.
- No Parties/Unauthorized gatherings
- No Patio Access after 10pm
- Children under 18 must be supervised at all times. -The Fireplace is inoperable and for decoration only. Do not attempt to light.
- Comply with the Trash Schedule posted inside your Rental Home.
-Tenants are responsible for all penalties and fines incurred during their stay including but not limited to Newport Beach Municipal Code Section 5.95.020 regarding Occupancy and Municipal Code Section 5.95.050 (A) regarding Disturbing the Peace. -Tenants will also be held responsible for loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.
- Upon completion of your reservation you will be asked to provide a copy of your driver's license via Airbnb Messenger within 24 hours. This ID must match the name on the reservation.
FAILURE TO FOLLOW THESE RULES WILL RESULT IN EVICTION
