House rules:
We love our guests and strive to provide the best experience possible. Please familiarize yourself with these additional rules prior to booking:
✓ Cleaning services are conducted prior to guest check-in only. Mid-stay cleanings can be scheduled based upon availability for an additional cleaning fee equal to the cleaning fee initially paid. If you would like to schedule a mid-stay cleaning, please let us know in advance.
✓ We recommend purchasing travel insurance when booking your stay with us as we are not able to provide refunds outside of our cancellation policies.
✓ We kindly request that you refrain from sending mail or deliveries to our property, as we neither have a mailbox nor provide access for such items. For packages, please direct them to the nearest post office for collection. For food deliveries, please make sure to meet the delivery person to confirm that you received the order. Please note that we accept no responsibility for any lost or misplaced deliveries.
✓Booked guests only, please NO ADDITIONAL GUESTS allowed on the property (at any time of day), without host's prior agreement

✓For the safety of our guests, Ring Doorbell camera located outside the front door. Noiseaware privacy safe noise detection system installed inside of the unit.
✓Community Quiet Hours are in effect daily from 10 PM to 8 AM. All guests are required to comply at all times. The general quiet enjoyment for our neighbors should also be respected outside of these hours. Any complaints received from building management or neighbors regarding noise disturbances may result in booking cancellation. Our cancellation policy will be strictly upheld in such cases.
✓Community quite hours between 10pm and before 8am - This is a peaceful quiet community.
✓No Smoking or Vaping Policy: Please be advised that for the enjoyment of our community, smoking of any type is strictly prohibited in the unit or anywhere on the premises. We reserve the right to charge a penalty cleaning fee ranging from $250 to $500 (based on the size of the unit) to any individual found smoking. This policy is enforced to maintain a clean and healthy environment for all guests and neighbors. Thank you for your cooperation.
✓Reminder: We reserve the right to charge an additional cleaning fee if the property is found to be excessively dirty after check-out. This fee starts at $250 and may increase depending on the time and cleaning supplies required by our cleaners.
✓LA County requires a 12% Transient Occupancy Tax which will be included in booking fees.
✓Hermosa Beach Only - requires a 14% Transient Occupancy Tax which will be including in booking fees.
✓All guests must have a valid working phone number so we are able to contact them if needed. Failure to provide this can result in non-refundable cancellation of reservation.
✓Guest must notify host of any issues with the unit that require repair or attention. Guests must allow for host to resolve this issue prior to any cancellations or other actions.
✓Guests will be required to electronically sign a rental agreement representing these house rules which will be provided after booking is confirmed.
✓Please respect our future guests. Our cleaning crew requires all the time after check-out to prepare for the next guest. Guest must check-out on time. Failure to do so can result in $50/hour penalty for the 1st two hours. After two hours guest will be charged a penalty of one full nightly rack rate(this can vary from the rate the guest booked at). This penalty does not provide guest the right to stay an additional night, but serves as a penalty for late check-out only.
✓Note: For units in which pets are permitted there will be a non-refundable pet fee of $150 per stay (please refer to general house rules to determine if pets are permitted), except for support animals. We allow up to 2 pets per reservation. Guests will be liable for any damage caused by their animals. All animals including service animals and emotional support animals must NOT:
-Be Out of control
-Be Unhousebroken
-Be Left alone at the listing without prior approval
-Be Allowed into areas that are considered unauthorized to the guest
-Be Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control
-Dogs must not bark excessively or cause disturbances that may affect the quiet enjoyment of the community.
TERMS & CONDITIONS:
- The Guest agrees to abide by all rules and regulations set forth by local laws.
- The Guest shall behave in a respectful manner and shall be good neighbors respecting
the rights of the surrounding property owners. Creating a disturbance of the above
nature shall be grounds for immediate termination of this agreement.
- The Guest commits not to use the property for any illegal or commercial purpose,
including but not limited to sub-lease the property or otherwise allowing anyone or more
people to stay above the maximum permitted or if not previously agreed with the Owner.
- The Guest is responsible for any breakage or damage costs (or related costs) in or to the property - along with any extra costs that may result - which are caused by the Guest or any members of the Guest’s party. We reserve the right to request a $600 credit card authorization (hold only) from guests based on prior host reviews (including guests with no prior reviews). This amount will be a security deposit and will be released after check-out. Any damage, breakage or house rule violation fines will be subtracted from the returned amount.
- The Owner can refuse to allow the Guest into the property or ask the Guest to leave if
they reasonably believe the Guest or any member of the Guest’s party (or any other
person invited by the Guest to the property) are behaving illegally or that any damage is
likely to be caused, has been caused or is being caused as a result of the Guest
behavior or any members the Guest has invited to the property and without providing a
refund of any payment the Guest has paid for the booking and the Owner will not be
legally responsible to find any alternative accommodation.
- Parking is limited to designated parking areas only.
- The Guest must not hold events (such as parties, celebrations or meetings) at the
property without the advance written consent of the Owner. Any of these cases will allow
the Owner to terminate the Agreement without providing a refund of any payment the
Guest has paid for the booking and the Owner will not be legally responsible to find any
alternative accommodation.
- The Guest must allow the Owner or their representative (including workmen), with
reasonable notice, access to the property at any reasonable time during your stay
(except in an emergency or if a problem needs sorting out quickly and you cannot be
contacted in time. In these situations, the owner can enter the property at any time
without giving you prior notice).
- The Guest is obliged not to make any changes in the rented property without prior
receipt of agreement from the Owner in writing.
- Per local laws landlord/owner reserves the right to enter a unit for inspection with a minimum of 24 hours notice.
- By agreeing to these Terms & Conditions, as acknowledged by signature below, the
Guest waives, discharges and agrees to hold harmless Owner from all damages or
injuries arising from or related to the Guest stay at Property, including without limitation,
any accidents or injury to the Guest, Guest’s visitors and associates, and loss of money,
jewelry or valuables of any kind. The Guest is responsible for keeping his valuables safe
at all times.
Additional Policies such as Rates and Fees, Check-In/Out Time, Cancellations, Minimum
Stay, Smoking, Pets, Maximum Guests allowed, Children and age, Security Deposit etc. will be
according to the House rules or the Reservation policies which are provided separately by the
Owner.
General
● Any change and/or in addition to this Agreement, House rules, and Reservation Policy
will be valid only if it is carried out in writing and all sides have signed.
● Any announcement sent to either of each side from the other by registered post in
accordance with the precise address written in the introduction of this contract will be
considered if received after 96 hours from the time of sending it from the post office.
● This Agreement (including any House rules or Reservation policy) expresses and
reflects all that was agreed between the parties and cancels any agreements and/or
other understandings between them.
● Credit Card Payments: Applies to bookings on platforms in which Orange Door will process credit card payments directly (note this does not apply to Airbnb or Booking. com) We require a photo of the credit card and government issued ID with matching names in order to process credit card payments. Please help us to fight credit card fraud.
