ARRIVAL LEASE AGREEMENT

1. Check In time is 5:00 PM EST @ 10 West Park Road Killington VT 05751

2. Check Out time is 11:00 AM EST

3. Changes to Check IN/Out time are not permitted without prior authorization.

4. Damage- Please remember your rental is a privately owned property. Any damage to the rented premises shall be the full responsibility of the tenant and shall be financially resolved via one of the following means:

Security Deposit - Credit Card Charge All damage should be reported immediately using the 24x7 phone number. Any damage not reported shall be resolved when discovered and shall be assumed the full financial responsibility of the tenant.

5. Pets- As a general rule is not permitted. If pets are allowed, a pet fee of $150.00 per animal is charged. This is a non-refundable fee and is designed to cover assumed extra cleaning costs. Any damage caused by a pet will fall under section 4. If you have a need to bring your pet on vacation with you please communicate this ahead of time and we will do whatever we can in order to accommodate.

6. Occupancy- Groups renting under false pretenses will be evicted without a refund. Each property has a stated maximum occupancy. Bedding is listed only to accommodate flexibility and sleeping arrangements and not to represent occupancy. Over-occupancy is considered a serious violation of this lease. The hosting of parties which would increase occupancy in the home, on decks, stairs, or anywhere on the property is not permitted. Recreational Vehicles are not permitted on the grounds of any unit at any time. Subletting is not permitted.

7. Notification- Any and all issues with regard to the rental premises should be reported to the Manager immediately. There will be no refund for non-working appliances or issues of any kind if the Manager is not made aware of them. We will do our very best to resolve any issue that may arise; however, we cannot be held responsible for things that we are not made aware of.

8. Lost and Found- Items left by the tenant on the property after checkout are not the responsibility of TKG. If items are discovered they will be returned to the tenant if the tenant notifies TKG of missing items within 48 hours of checkout. Items not claimed will be discarded, donated, or otherwise disposed of within 15 days of discovery. The tenant shall pay all shipping, handling, and postage for all returned items prior to shipping. Items of an illegal nature will not be handled by TKG and will be turned over to the proper authorities.

9. Transfer of Property- In the event that ownership of the property is transferred prior to tenant�s occupancy, the tenant shall have no right to enforce the terms of this agreement unless the subsequent owner agrees in writing. Tenant shall be entitled to a refund of all advanced rent paid, unless TKG can provide a reasonable alternative property.

10. Smoking- Smoking is not permitted inside any rental property.

11. Cancellation- Cancellation shall be honored with no charge beyond 30 (thirty) days of arrival date. This applies to non-holiday bookings. Holiday bookings have a zero cancellation policy. TKG will gladly offer you the option of moving your stay to a more suitable time. In addition bookings that cancel within 30 (days) will be charged a 15% cancellation fee. Bookings that cancel within 48 hours will be charged in full. For further clarification please call the office.

12. Deposit Terms- Unless a separate arrangement is made a 50% deposit will be required at time of booking. The additional 50% will be satisfied at least thirty (30) days prior to your check in date.
