YOU HAVE TO READ AND AGREE TO THESE 12 HOUSE RULES.

1. PARTIES or events are completely forbidden. Due to Covid19, only registered guests are allowed. No visitors, please.
2. SMOKING AND PETS. This is a NON SMOKING house. Smoking is only permitted outdoors. Please don't leave cigarette butts behind. Pets are allowed. But guests have to pay a non-refundable pet fee ($80 to $200 depending on the size and quantity) Please clean after your dog.
3. DAMAGE DEPOSIT - A mandatory deposit of $300 will be held by Airbnb. Your credit card will not be charged unless there is a claim. We will NOT open a claim on the security deposit provided the following provisions are met. No parties/events occurred during the stay. No indoor smoking happened. No un-authorized pets. No damage is done to unit or its contents, beyond normal wear and tear. • All debris, rubbish and discards are placed in dumpster. • No article, linens, objects, books, or anything from the house are lost or damaged.
4. CONDITION OF THE PREMISES Guests agree to: (i) Properly use, operate and safeguard the unit and all furniture and furnishings, appliances and fixtures within the premises (ii) Maintain the premises in clean and sanitary condition, and upon termination of the occupancy, to surrender the premises to owner in the same condition as when Tenants first took occupancy, except for ordinary wear and tear, (iii) Maintain the surrounding grounds, plants, and terraces in a clean and safe manner, (iv) Water and sewer - No flushing of anything other than toilet paper. No feminine products should be flushed at anytime.
5. CANCELLATIONS – Please check our Airbnb listing for cancellation policy.
6. MAXIMUM OCCUPANCY – The maximum number of guests is limited to (2) people, but you can add 2 more guests by paying additional fees.
7. NO DAILY HOUSEKEEPING SERVICE – Linens and bath towels are included in the unit. A mandatory check-out cleaning fee of $50 is required and included in the total reservation. You can request additional housekeeping services.
8. HOUSE RULES OF BUILDING & QUIET ENJOYMENT – Guests shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other or nearby residents. Guests shall not use premises to host parties or events, or any illegal activities, or play loud music after 11pm.
9. ACCIDENTS, INJURIES OR ILLNESS- The unit is privately owned. Unit owner are not responsible for any accidents, injuries or illness that occurs while on the premises or outdoors. They are not responsible for the loss of personal belongings or valuables of the guests.
10. TRAVEL INSURANCE – We highly recommend all Guests purchase travel insurance.
11. SECURITY VIDEO MONITORING- For security purposes we video-monitor main doors and outside spaces.
12. MOSQUITO ADVICE: Miami is a tropical-weather city. Therefore, mosquitoes are endemic, and part of the environment all year around. Mosquitoes love hotels just as much as they love private homes. We provide sprays, repellents, and citronella sticks... but we can't guaratee a mosquito-free stay. If you are sensitive or allergic, please bring appropriate apparel and/or medication.
