"THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL."

HOUSE RULES BY ORDER OF THE FIRE MARSHALL NO EXTENSION CORD OF ANY TYPE MAY BE USED TO CHARGE A GOLF CART. CORD MUST BE CONTINUOUS FROM THE CHARGER TO THE ELECTRICAL OUTLET.

1. Absolutely NO SMOKING. Dogs allowed with payment of dog fee (restrictions apply).
2. Absolutely NO HOUSE PARTIES. Shall a house party occur in the rental property, occupancy may be terminated with no refund.
3. Renter is responsible for all damages to the home or furnishings during his/her occupancy of the premises. Property owners are not responsible for accidents, injury or loss of valuables.
4. There will be no refunds for inclement weather except mandatory evacuations. In the event of a mandatory evacuation, the pro-rata share of the rental charge will be refunded.
5. Under no circumstances should there be more than 11 overnight occupants. Violation of this provision may result in termination of occupancy, without refund.
6. If for any reason we are unable to deliver the property to you for the rental period contracted, we will refund your money in full.
7. Maintenance and repairs: We will do our best to keep all equipment in good repair. Upon arrival or during your stay, if you discover anything not in working order, please notify Cliff immediately. We will take action to correct the problem.
8. No refunds will be given for the breakdown of appliances, fixtures, air conditioner or heat. No refunds will be given for breakdown of televisions or other electronic equipment, telephone, internet or cable or interruption of service during your rental period. Report all breakdowns to Cliff and problems will be corrected as soon as humanly possible. Agent or repairmen or owners have the right to enter the property at any time. Owner not responsible for damage to renters belongings due to malfunctioning equipment/appliances, mechanical failure of appliances/electronics, interruptions/loss of utilities or inclement weather that does not necessitate mandatory evacuation of the home.
9. Occupancy: The maximum number of people allowed at this home is 11. We rent to families and responsible adults only. No rentals are made to vacationing students or singles under 25 years of age unless accompanied by adult guardian or parent. Misrepresentation of the party will result in immediate termination of the rental agreement, expulsion and loss of rental fee. We reserve the right to refuse occupancy, if we feel the occupancy could be detrimental to the property.
10. Please be aware that locked closets are property of the owner and are not to be entered. Upon arrival if you discover any damage to property PLEASE NOTIFY US IMMEDIATELY (Cliff).
11. INSPECTION OF PROPERTY: The property shall be inspected after your departure. If damage does occur in the home, please do not feel embarrassed, but report the damage to us immediately.
