We’re excited to host you! Our goal is to provide a clean, comfortable space where guests can relax and create great memories. To help ensure a smooth stay for everyone, we kindly ask that you review and agree to the following house rules before check-in.

If any of these rules don’t work for your plans, you’re welcome to cancel prior to arrival in accordance with our Strict Cancellation Policy. Thank you so much for your understanding and cooperation!

👥 Guests & Gatherings

• No parties or unauthorized gatherings. Any unapproved party or get-together will result in a $650 penalty and immediate cancellation of the reservation without refund. NO EXCEPTIONS!!

• ONLY REGISTERED GUEST are allowed on the property. Please ensure your reservation accurately reflects all visitors, including those not staying overnight. Any violators will be asked to leave the premisses. If local authorities are needed, the reservation may be cancelled with no refund, NO EXCEPTIONS!

• Exterior security cameras are in place to verify guest count and as a security messures. If additional unregistered guests are detected, the reservation may be canceled with no refund.

🚭 Smoking & Substances

• No smoking of any kind inside the home. A $750 cleaning penalty applies if violated. Please do not smoke in the front of the home or in the front yard. Please clean-up behind yourself.

• Illegal drugs are strictly prohibited. If suspected, authorities may be contacted and the reservation will be terminated immediately without any refunds. NO EXCEPTIONS!

🧾 Booking & Verification

• NO THIRD PARTY BOOKINGS!! The person who books must be staying at the property. • Government-issued ID and a valid contact number may be required for verification and insurance purposes.

🐾 Pets/Animals, are NOT being accepted at this time

IF in the future, (With Prior Approval Only) • Pet breed MUST be disclosed at the time of booking request and APPROVED PRIOR to arrival to the property; (breed disclosure is REQUIRED or pet may be denied entry to home)

PLEASE NOTE Due to the Owners’ LIFE THREATENING ALLERGIES TO CATS, Cats CAN NOT Be approved as a part of ANY reservation.

• Pets/Animals are not allowed on furniture and MUST BE kenneled when INSIDE the home.

• Pets/Animals MAY NOT be left unattended or roam freely indoors.

• Owners must clean up after pets/Animals immediately.

• Failure to follow pet/animal rules may result in an additional $750 cleaning fee plus full replacement cost for any damages outside of the required additional cleaning and possible cancellation of reservation, NO EXCEPTIONS!

🌡️ Comfort & Utilities

• We maintain the thermostat between 72–74°F to help maintain system efficiency; control does have a locked box. It is controlled from afar but reach out if you need it adjusted.

• A $100 fee may apply if settings are adjusted outside this range, or if lock box is tampered with, there may be additional cost if any related parts are missing, damaged or broken.

🎉 Events

• Small, approved events (e.g., weddings or graduations — not parties) may be considered with prior written approval.

• Any unapproved event that results in excessive cleaning, noise complaints, or neighbor disturbances may lead to immediate termination of the stay without refund and additional charges to cover any damages to interior/exterior/items missing or damaged.

⏰ Check-Out & Occupancy • Guests are considered short-term occupants only and do not acquire tenant rights.

• Failure to check out by the agreed-upon time will yeild guest an additional fee of $50 per hour and may also be treated as trespassing, and authorities may be contacted if necessary.
