House Rule: HVAC / A/C Temperature Limits
Cooling (Summer): Please do not set the thermostat below 70°F.
Heating (Winter): Please do not set the thermostat above 78°F.
These limits help protect the HVAC system. Setting temperatures too low for extended
periods can cause the A/C evaporator coil to freeze up, and extreme settings or
constant operation can contribute to overheating and unnecessary wear. Damage from
improper thermostat settings may result in professional service fees.
If you are uncomfortable, please use ceiling fans, close blinds during the day, and/or
adjust the thermostat within the limits. If the system is not cooling/heating properly (ice
on vents/lines, weak airflow, unusual noises), please notify us right away and turn the
system off to prevent further damage.
Pool Heater (Weather-Dependent): All our homes are equipped with heat pump heaters; however, performance depends on outdoor temperatures. During cooler weather (typically when daytime temps are below ~65 degrees Fahrenheit or nighttime temps ~55 Fahrenheit) the heater may not achieve “summer-warm water”. Water temperatures above 80-degree Fahrenheit cannot be guaranteed in cooler conditions. When the heater works as designed, it’s not a malfunction, just a weather limitation.
Do not change pool settings or temperatures. Temperatures and schedules are preset. If found changed you will be charged a fine. If you want changes on the pool equipment please contact us for us to help you.
House Rule: Pool & Spa Heat and Settings
For comfort and safety, the pool and spa heating system operates on automated settings. Guests are not permitted to adjust temperatures, timers, valves, or any pool/spa equipment.
Automated system: All pool and spa heating settings are pre-programmed and monitored.
Maximum temperatures (health & safety): Pool heat is limited to 88°F. Spa heat is limited to 101°F.
Operating hours: Heating and circulation run on a schedule from 8:00 AM to 10:00 PM.
Do not touch equipment: Guests are not allowed access or adjust the heater, pump, timers, controls, breakers, valves, or any related equipment.
Non-compliance: If these rules are not followed, the reservation may be subject to a significant fine and/or repair costs for any damage.
House Rule: Pool Cage Screen Door Must Remain Unlocked
To ensure our pool remains properly maintained and clean, guests must keep the pool cage screen door that is closest to the pool equipment unlocked at all times. This allows our pool service company and repair technicians to have immediate access for scheduled maintenance and any necessary repairs.
If this door is locked and access is delayed or prevented, we cannot accept complaints regarding pool cleanliness, missed maintenance, service delays, or requests for refunds/compensation related to maintenance or repairs.
GUEST'S RESPONSIBILITIES
Guest shall not:
Make any alterations to the Unit or damage the Unit or its contents.
Bring any hazardous substance into the Unit.
Violate any laws or condominium rules applicable to use of the Unit.
Disturb any other occupants of properties in the vicinity of the Unit.
Bring any pets into the Unit without Manager's written consent.
Place anything other than toilet paper into the commode--no wipes of any kind, no feminine products, no diapers.
Use the Unit for any commercial purpose.
Sublease or assign any rights under this Agreement without Manager's written consent.
LIABILITY
Neither Manager nor Owner shall be liable for any accidents or Personal injury by Guests while they are in the condo or on the resort property, or while they are using items from the condo at the beach. Guest shall defend, indemnify, and hold Manager and Owner harmless from any property damage or personal injury resulting from negligent or willful conduct by Guest or by any person occupying the Unit at Guest's invitation.
NO SMOKING
Smoking in the unit is strictly prohibited. This includes the smoking of cigarettes, electronic cigarettes, cigars, medical marijuana, and all illegal substances. All Units are subject to this law. Manager will keep your credit card information on file. If a smoking violation occurs a fine of $500.00 will be charged.
MANAGEMENT RIGHT TO ENTER
Manager reserves the right to enter the unit with 24 hours' notice to Guest for any reason Manager deems necessary to service or inspect the Unit on the Owner's behalf.
