SHORT TERM RENTAL AGREEMENT

For good and valuable consideration, the sufficiency of which is acknowledged, the parties ("Homeowner" and "Guest") hereby agree as follows:

Property. The property is located in Holmes Beach, FL and the exact address will be provided to Guest one week prior to arrival. The property is fully furnished. If the premises appears dirty or damaged upon Check-in, Guest shall inform Property Manager immediately. Maximum Occupancy. The maximum number of guests staying in the house is limited to 6 persons. Term of the Lease. The lease begins on {CHECK-IN DATE} (the “Check-in Date”) and ends on {CHECK OUT DATE} (the “Check-out Date”). Minimum Stay. This property requires a 7-night minimum stay. Rental Rules. Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by those rules at all times while at the property. Access. Guest shall allow Homeowner or Property Manager access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. Pets. Pets are permitted only with prior approval. Pet Addendum must be completed and Pet Fee paid prior to arrival. Rental Rate and Fees. A 25% payment is due at booking and payment in full is due 28 days before the check-in date. Cancellation Policy. If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 30 days prior to check-in date; 50% if cancelled 14 days prior to check-in date; no refund if cancelled less than 14 days prior to check-in date. Guest agrees to pay for repairs to the property and contents as a result of malicious or accidental damage caused by the guest or their guests. The parties agree to the terms of this Short Term Rental Agreement, as evidenced by a submitted and accepted booking request.

RENTAL RULES

Check-in is at 4:00 PM and Check-out is at 10:00 AM. Smoking is allowed outside only. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the Rental Agreement. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00 PM – 8:00 AM. This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Keep the property and all furnishings in good order. Any furniture moved by Guest shall be returned to the original location it was found. Only use appliances for their intended uses. Parking: Parking is limited to 3 vehicle(s) on the site. Vehicles are to be parked in designated parking areas. Parking is not permitted on the street right-of-way in this section of Holmes Beach. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Our garbage cans are green and our recycle cans are blue.
