To ensure you have the best experience and we can keep providing this experience to future guests, these are the rules we respectfully request you follow. (All of this is standard / common sense, so please forgive the need to state all of this.)
Please remove outside shoes when inside the house and treat the home with respect and care.
Minimum age to rent this house is 25. At least one person over the age of 25 must be staying at the house for the duration of the reservation.
No Check-ins or check-outs on Thanksgiving, Christmas Eve or Christmas Day to allow all staff to be with their families. Thank you for your understanding.
No early bag drops prior to your check in time.
Early Check-In Policy
No unauthorized early check-ins. If you would like a guaranteed early check-in, please book the extra night prior to your arrival. Otherwise, early check-in’s can be requested and are considered on a case-by-case basis. Fees may apply. Contact your host for more details.
Late Check-Out Policy
Unauthorized late check outs will be charged at a rate of $100 per hour.
If you would like a guaranteed late check-out, please book the extra night. Otherwise, late check-outs can be requested but can only be granted on rare occasions. Fees may apply. Contact your host for more details.
Pet Policy
No pets allowed at this property. The only exceptions made are for documented service animals that have been disclosed prior to arrival and all documentation has been verified.
Unauthorized animals brought to the property result in a $250 penalty fine, plus the cost of any damages and extra cleaning.
Loss, damages and injury
Any damage or negligence resulting in damage by guest to the home or contents of the home will result in cost to repair being paid by guest. Guest(s) shall be solely responsible for any loss of money, jewelry or any personal items left inside the premises or of any accident/injury caused to any person in the home. It is agreed by the parties that Owner/Host or any other resource providing services of this property is exempted and held harmless from any and all liability, and any damage or injury to any person or property. Guest(s) shall inspect and be familiar with property use and application such prior to using them. Guest(s) hereby agrees to in INDEMNIFY and hold Owner/Host harmless of any and all claims. Guest(s) assumes the risk of injury or other losses/ relating to any recreational activities and will not hold Owner/Host responsible.
Cleaning Fee
The cleaning fee covers up to 5 hours of professional cleaning services after a check-out. If the cleaning process takes more than 5-hours after a guest checks out, then that guest is liable for extra charges sufficient to bring the property back to its original condition. Guests agree to cover the extra costs in full within 7-days of checkout.
Guests are not allowed to adjust the pool controls manually.
If guests leave the hot tub contaminated and it requires draining to clean it, guests will be charged a $250 fee to cover the cost.
Exclusive use of property
Improper use of appliances and installations/or damages to these will be charged to Guest. Toilet, shower, sink shall be used only for their intended purpose. Do not flush any paper towel, wipes, make up remover, tampons, or condoms in the toilet. Please use the trash can instead. Emergency unclogging of toilet will have a charge of no less than $150.00 per occurrence.
Extra Guests/House Parties
Guest(s) agree that the premises shall not be occupied by more than the number of people stated in the reservation (without Owners/Hosts consent). If the unit is occupied by more than the number of people stated, or if there is a party going on, it will result in reporting it to Airbnb Security & Safety Department and you may be subject to immediate cancellation and eviction of the property with no refund.
Smoking
No smoking, vaping or illegal drugs of any kind allowed on the premises, inside or outside. If evidence of smoking / vaping / illegal drug activity is found after a stay, there is a $500 penalty fine, plus the cost of any damages from the smoke / drug use. Guest willingly agrees to pay this fine within 7-days of check-out.
Excessive noise
Be mindful of others in this quiet residential neighborhood. Rental Guest(s) will use premises in a way as to not disturb or offend neighbors. A courtesy message will be sent on first offense of a noise complaint, second offense may result in immediate cancellation or eviction of the property with no refund.
Video disclosure: There are 3 video surveillance cameras on the property for the security of our guests. This is by no way an intrusion on our guests, but rather an extra level of protection and security to protect our guests. One camera is located outside the front door, another overlooks the driveway, and one looks over the garbage bins on the side of the house. All look out over public places. Guests agree to not alter, tamper with, or cover the video cameras.
Mail / Shipments
Guests cannot receive mail / packages here through the US postal service. You can have packages shipped to the house, but please ensure they arrive during your stay and that they are delivered to the front door. The Owner / Host cannot guarantee the safety of your packages.
Violating Agreement
Violation of any of the conditions of this Agreement may terminate the Agreement. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately.
Emergency Right of Entry
In the extremely rare event that it is required, the Owner/Host has immediate right of entry in cases of emergency, or to protect or preserve the premises. Guests shall not alter or add locks.
Act of Nature
The Owner/Host will do everything in their power to rectify any/all situations at the property, but cannot be held liable for any acts of nature or occurrences beyond our control.
Right to review
The cancellation of a reservation or the violation of any house rule by Guest(s) will result in forfeiture of your right to leave a review.
BY BOOKING THIS HOME THROUGH AIRBNB IT IS UNDERSTOOD THAT THIS AGREEMENT IS LEGALLY ACCEPTED.
