PANDEMIC CANCELLATION POLICY
In the event you wish to cancel your reservation due to personal concerns over a pandemic, Liv Vacations has the following two options available for guests who want their deposits refunded:

Liv Vacations will refund any and all monies associated with your stay only if your reservation date occurs during a period of time expressly decreed by an executive order, ordinance, or law closing short-term rental properties from being occupied by guests.

Liv Vacations will not be obligated to refund your deposit if you personally decide to cancel your reservation without any interference from a governmental decree, ordinance, or law. However, Liv Vacations will review all requests for refunded deposits by its guest on a situation by situation basis.
TROPICAL WEATHER CANCELLATION POLICY
In the event there is tropical weather, including but not limited to Tropical Disturbances, Tropical or Sub-Tropical Cyclones, Tropical Depressions, Tropical Storms, or Hurricanes present in the Atlantic, Caribbean Sea, or Gulf of Mexico at the time of your reservation and you wish to cancel ahead of an unverified storm trajectory, the Standard Cancellation Policy will apply with the following addenda:
- Cancellations with refunds of unused nights are issued only in the event of a mandatory evacuation.
- Since hurricane season is nationally recognized every year from June through November, it is a great idea to secure travel insurance when traveling to our area during that time.
- No decisions will be made on our end unless a storm warranting a mandatory evacuation is imminent, as confirmed by our local government officials.
Guests are provided multiple courtesy reminders to purchase travel insurance at the time of booking. Liv Vacations will not be liable for Guest's decision to decline travel insurance, and existing cancellation policies will not be altered in the event the Guest waited too long to obtain travel insurance.
ARRIVAL
Check-in begins at 4pm CST on the day of arrival. During seasons with heavy rentals, Guest is aware check-in may be delayed for reasons including but not limited to unforeseen maintenance issues, damage caused by previous guests, traffic accidents, or traffic gridlock.
Guest will be provided a door code unique to their reservation 48 hours prior to arrival. The door code will be valid from 4pm CST on the day of arrival until 10am CST on the day of departure. Liv Vacations cannot guarantee an early check-in. Guest may not arrive to the property earlier than the check-in time without written permission. Liv Vacations does not provide temporary refrigeration facilities for groceries, or temporary storage for luggage. Please do not purchase groceries earlier than 3:30pm CST on the day of arrival with the intent of storing at the property before 4pm CST.
Our team will set the thermostat to a comfortable temperature based on the current weather at the time of your arrival. Please only lower the temperature by 2º at a time until you reach your desired temperature in order to prevent the A/C coils from freezing. Please do not leave any doors or windows open longer than 10 minutes, and do not leave the thermostat set to "ON" (use "AUTO" instead). If a service call to an A/C repair company has to be made and the company determines the issue was caused by neglect of these instructions, Guest will be responsible for the cost of the service charge.
CLEANING
IMPORTANT: While we understand you're visiting the beach, please do not leave behind excessive amounts of sand regardless of the property's proximity to the beach. Beach sand ruins flooring, linen, upholstery, furniture, and appliances. All of our properties are equipped with outdoor showers, and any public beach access point provides showers as well. Utilizing only indoor showers to rinse sand from yourself or personal belongings will clog the drains. Removing excess sand from clogged drains is an invasive process during which your property will be uninhabitable.
All properties are cleaned and sanitized within 24 hours of every guest departure. On the day of arrival, your property will be inspected and re-cleaned if sitting vacant for excess of 14 days. Upon arrival, please notify us if you are dissatisfied with the cleanliness and we will guarantee prompt, corrective action. Guest may request mid-stay cleans at an additional cost which is based on size of property and amount of cleaning requested.
DEPARTURE
Check-out is at 10am CST on the day of departure and strictly enforced to ensure there are no disruptions to the housekeeping & maintenance schedules.
Upon departure, please perform the following tasks:
• Start dishwasher with any dirty dishes (hand wash for studios without dishwashers);
• Take all trash out and place in the outside trash receptacle;
• Adjust thermostat to 70º Auto Cool (summer) or 65º Auto Heat (winter). Please do not leave the heater "ON" upon departure;
• Do not strip bedding (this must be sanitized before removal by our housekeeping staff);
• Do not leave wet laundry on floors or inside washing machine;
• Close and lock all windows and doors.
Property will be inspected by Liv Vacations within 2 hours of guest departure. If the property is determined to require excessive cleaning (at Liv Vacations' sole discretion), Guest agrees to pay an additional cleaning fee.
DISCLOSURE
All descriptions and online information of Property is subject to change daily. Liv Vacations cannot guarantee advertised photography is current and up to date. All properties are privately owned and decorated based on the owner’s individuality. Owners are encouraged to constantly update various aspects of their property. Therefore, furnishings are decor are subject to change and new photography make take up to 6 weeks to publish.
PET POLICY
All properties have a strict no pet policy. ADA recognized Service Animals are allowed under any/all circumstances. However, if a Service Animal causes any damage or harm to the property, Guest agrees to cover the full expense of repairs.
In the event Liv Vacations discovers a pet at the property or evidence of a pet, Guest will be given a 2 hour notice of eviction. After 2 hours, Guest will be locked out of the property and will require police accompaniment to obtain any belongings left behind. Guest also agrees to pay a Pet Fee of $500 and cover the expense of any damages or additional cleaning.
GRILLS
Some properties are equipped with either a propane or charcoal grill. Please confirm on the property’s listing to see whether it is provided or not. Guests are responsible for cleaning the inside and outside of grill after every use. Grills are not permitted to be moved/placed on wooden decks, unless placed there by Liv Vacations.
INTERNET & CABLE SERVICE
Liv Vacations and the property owner are not responsible for any cable and/or internet speed or outage. It is common for regular outages to occur at the beach. Please report this to our office and we will contact the vendor to report the problems. Guest agrees there will be no monetary compensation or refund for internet and cable outages.
BEACH
Please do not leave behind any personal items on the beach. Items left on the beach after a certain time will be thrown away by the local beach services. Liv Vacations cannot be held responsible for anything lost, stolen or thrown away.
Please take all trash with you each day as you finish your time at the beach. Our area is the nesting home to many sea turtle species, so please help us keep our beaches clean for them and all other wildlife that we share the beach with.
GUEST RESPONSIBILITIES
Renting Guest (person who created the reservation) must be at least 25 years or older and may be asked to provide a copy of state issued ID. The Renting Guest is responsible for all payments, deposits, communication and other responsibilities outlined in this agreement.
Renting Guest will be held financially responsible for any damage done to the property beyond normal wear and tear, at the sole discretion of Liv Vacations.
Linen provided by Liv Vacations, including but not limited to bath towels, hand towels, wash cloths, and sheets, are excluded from accidental damages covered by your damage waiver. Please do not take these items outside of the property for use at the beach/pool; not only does sand ruin the linen, it causes irreparable damage to commercial washing machines and dryers. If you are using our linen to remove your makeup or other cosmetics, please only do so with the black wash cloth labeled "Makeup." If linen is missing or requires special laundering after your departure, you will be responsible for the cost of special laundering as well as the cost to replace the items if they are not salvageable after laundering.
ITEMS LEFT BEHIND
Items left behind at properties are returned to our office at the end of Guest's departure day. Since lost and found items add up to hundreds of items per week, Liv Vacations is not required to contact Guest to return lost items as it is simply not scalable. Guest must contact Liv Vacations to inquire about lost items, and Guest agrees that it may take up to 7 business days for Liv Vacations to effectively search through copious amounts of lost items. Liv Vacations will hold lost items for no more than 10 business days before discarding. In the event Liv Vacations does not locate lost items, Guest agrees that Liv Vacations is not liable for the cost of loss or replacement. In the event we are able to locate your lost items, we will confirm your shipping address, ship the item(s) via UPS Ground, provide you with the tracking number, and charge the card on file for the entire cost of materials and shipping.
DISCLOSURE: Liv Vacations will not ship lost and found items until direct payment is received from Guest. Liv Vacations is not provided billing information for Airbnb Guests. Before Liv Vacations mails any items back to Guest, Guest agrees to remit payment for materials and shipping costs to Liv Vacations via a payment link which will be provided to Guest once items are ready to be shipped. Guest understands that Liv Vacations will not agree to obtaining shipping reimbursement through Airbnb's Dispute Resolution platform, as this process results in negative repercussions for Hosts on Airbnb's platform. Liv Vacations will not accept inequitable, consequential action from Airbnb due to Guest's neglect of personal items, therefore this policy is non-negotiable.
Guest understands that making claims against Liv Vacations for theft of items which Guest neglected to keep track of, will result in immediate termination of the conversation. Guest agrees to be fully accountable for their own personal items before, during, and after their reservation.
Per UPS policy, Liv Vacations will not attempt to ship certain items, including but not limited to:
• Shipments prohibited by law
• Bank bills, notes or currency
• Common fireworks
• Hazardous waste or hazardous waste service
• Human remains, fetal remains, human body parts, human embryos or components thereof
• Ivory
• Marijuana, including marijuana intended for medicinal use
• Postage stamps
• Shark fins
• Vape products within, to or from the U.S
• Alcoholic beverages
• Animal products, non-domesticated (e.g., mother of pearl inlay, snakeskin watch bands)
• Articles of high/unusual value
• Ammunition
• Biological substances, Category B and exempt human or animal specimens
• Dangerous goods
• Firearms and weapons (including inert and replica explosive weapons)
• Furs
• Gold or other precious metals
• Hemp and CBD
• Live animals
• Perishables
• Personal effects
• Plants and seeds require a UPS account
• Tobacco
FIREARMS LEFT BEHIND
Guest understands and agrees that no firearms will be left unattended in the property at any time during or after their stay. Guest understands and agrees that the following steps are the only option for obtaining their firearm if it is left in the property following departure:
- Guest must contact Liv Vacations to report the firearm which is left behind;
- If Guest has left the area and cannot retrieve the firearm within 1 hour following departure, Liv Vacations must contact local police to file a report;
- Police will meet Liv Vacations at the property to retrieve the firearm, and Guest agrees that their personal information, including but not limited to first and last name, physical address, and phone number will be provided to the police when the report is filed;
- Once the report is filed, Liv Vacations will contact Guest with the appropriate phone number to contact in order to retrieve the firearm;
- Guest understands that neither Liv Vacations nor local police departments can ship firearms, and Guest must physically retrieve the firearm from the police department;
- Guest agrees that Liv Vacations will not participate in any conversation regarding criminal legalities associated with the loss of a firearm.
Guest understands that making claims against Liv Vacations for lack of additional assistance or theft of firearms which Guest neglected to keep track of, will result in immediate termination of the conversation and Guest will be forwarded to Liv Vacations' attorney for further discussion. Guest agrees to be fully accountable for their own firearms before, during, and after their reservation, as recommended by any State or Federal law regarding the safe use of firearms.
OCCUPANCY
The occupancy restriction of each property is listed in the property’s listing. This restriction is set based on the number of sleeping arrangements and the safety of our guests, in the event they need to quickly vacate the property.
Children under the age of 2 years do not count as an “occupant.”
In the event you have more than the occupancy restriction, Guest and party will be given a 2-hour notice of eviction. After 2 hours, Guest will be locked out of the property and will require police accompaniment to obtain any belongings left behind. Occupancy restrictions are mandated by Florida Law and enforced by our local Fire Marshal. If Liv Vacations receives any fine due to Guest negligence of this notice, the Renting Guest's information will be provided to the Fire Marshal to ensure proper assignment of the fine.
PARKING
Parking accommodations are stated on each property listing's description at the time of booking.
Please contact Liv Vacations if you’re planning on bringing any of the following: RVs, boat trailers, covered trailers or an oversized vehicle. Some communities have restrictions on RVs and trailers. If that is the case for the property rented, Guest must find alternative parking arrangements.
TAXES & FEES
Guest agrees to pay taxes and fees at the time of booking, included in the total price. The current tax rate in Walton County, FL is 12%; Bay County, FL is 13.12%. Included in the Administrative Fee, charged at the time of booking, is a company funded Damage Waiver. This Damage Waiver is non-refundable and can cover up to $1,200 of accidental damage to the property. The damage must be reported via email by the Guest prior to their departure. Guest will be financially responsible for any damages exceeding the $1,200 coverage and/or any damages not considered “accidental.”
