We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.
Additional Information:
-We can’t access the mailbox, so please do not send mail or packages here—they won’t be retrievable.
-There are cameras on the outside of this property. One overlooking the driveway, a ring doorbell camera, and one overlooking the back yard.
-No smoking or vaping, no pets, and no events allowed.
-Guests must be 25 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.
-Third party bookings are NOT allowed.
-A signed rental agreement and full payment are required to confirm your reservation. Arrival information will not be released until both requirements are completed. Once all requirements have been met, your door code will be provided through the Happy Guest platform at 12:00 PM CST on your arrival day. Additional property details will become available after the rental agreement has been signed and a valid ID has been submitted.
-Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior.
-Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee.
-Quiet hours are 10pm to 7am per the Bay County Noise Ordinance
-Parking is only allowed in garages & driveways and vehicles may not park on grass, landscaped areas, sidewalks, cul-de-sacs, or in a way that blocks driveways, hydrants, or pedestrian access. Recreational vehicles, trailers, and oversized trucks are prohibited from parking in common areas. Any violations are subject to towing at the owner’s expense.
-Pool: Hours are 8AM–8PM, swimming is at your own risk with no lifeguard on duty, and rules prohibit running, diving, smoking, glass containers, pets, food near the pool, and large parties. Safety and cleanliness must be maintained, children under 14 require adult supervision, and violators risk losing pool privileges.
-Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property.
-Supplies:
We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 2 trash bags for the kitchen, 1 packet of dish detergent, 1 small bottle of dish soap and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.
-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun & Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.
RENTAL RULES:

Smoking cigarettes is allowed in designated areas only. Smoking inside the unit is strictly prohibited. If you are caught or reported smoking any illegal substance inside the unit, on the porch, or on property, authorities will be called and action will be taken. You will be escorted out of the unit and off of the property. Absolutely NO REFUNDS will be given. These are private units and medical marijuana is not allowed to be smoked in any privately owned unit or balcony.

People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Only use appliances for their intended uses.

Parking: Please only park in the garage and/or home's driveway. There is NOT any overflow parking available. Please plan to only be able to bring 1-3 vehicles depending on the size. The garage is smaller and the driveway is narrow. If you bring larger SUV's/Trucks, you may only be able to accommodate 2 vehicles. If you are parked in the street grass, or a cul-de-sac in the neighborhood, you will be towed at your own expense.

Housekeeping & Arrival: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit or for use on the beach or by the pool. We suggest you bring your own beach towels for use at the beach and/or pool. The day before your arrival you will be emailed arrival instructions and a door code. Do not go to the unit before your check-in time, while the housekeeper is cleaning or you will take the room as is.

Pool Key Fob: There is only 1 key fob provided to enter the pool area. If this fob is lost or taken with you, you will be charged $100 for a replacement. Please remember to leave the pool key fob hanging on a hook in the kitchen. We often have guests checking in after you and they will need this. The pool area will close at 8pm and reopen at 8am. If you are in the pool while the area is closed, you will be trespassed from the property and there will be no refunds given.

Water and Septic: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be responsible for covering the cost of the repair bill.
12. Storms:
If there is a storm or hurricane, no refunds will be given unless:
The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. This will be processed as soon as we can depending on the severity of the storm and any power outage issues.

Washer and Dryer: There is a washer and dryer for your use in the upstairs closet. Please do not overload the washer and/or dryer. Please remember to clean the lint trap in the dryer before each use. If a repairman has to come out due to overloading or breakage of the washer and/or dryer the guest will be responsible for the repair bill. Please note fees may go up if the repairman has to come after hours (5pm-9am.) No detergent, fabric softener, or dryer sheets are provided, therefore you will need to bring your own.

Dish Washing Soap/Trash Bags/Toilet Paper: You will need to provide your own dishwashing soap, trash bags, paper towels and toilet paper. Only 1 trash bag per trash can will be provided as well as only 1 roll of toilet paper per bathroom, 1 roll of paper towels and 1 pod for the dishwasher. Please throw away all trash upon leaving the unit at check-out. This includes, but is not limited to the kitchen, food, and bathrooms.

No fireworks are permitted on the property. Failure to abide by this rule will result in the guests’ immediate expulsion with no refund of unused rent or deposit.

Quiet Times: Please be courteous to other guests and owners of Hathaway Townhomes community concerning quiet times and loud noises.

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, and/or rental money, and the party will not be permitted to check-in. Likewise, guests who have already checked-in and who are found to have used the premises under false pretenses will be subject to further legal action to recoup costs which exceed the amount of the security/damage deposit. By signing this agreement and/or sending a deposit to hold a chosen date, I agree to all terms and conditions of this agreement. I further state that I am at least twenty-five (25) years of age, will be the principal guest, and will be present for the entire length of stay and, as such, will be completely responsible for the actions of other guests, if any, for whom I may be making these arrangements. The guest agrees to the terms of this Short Term Rental Agreement, as evidenced by the signature below. Please email the agreement back signed with a picture of your ID.
