The home is designed for relaxation and gathering, featuring 4 bedrooms, 4 beds, and 3 bathrooms, comfortably accommodating up to 8 guests. The main level boasts an open floor plan with a fully functional kitchen, dining and living space, a full bathroom, and a bedroom. A gas log fireplace provides warmth during cool evenings, while French doors open onto a spacious balcony with an outdoor dining table perfect for sunset dinners. The upper level offers a master bedroom with a king size bed, private master bath, and French doors opening onto a second spacious balcony overlooking the sandy beach. Two additional bedrooms—one with a king bed and the other with a queen bed—share an additional full bathroom.

Outside, the downstairs social area is designed for pure enjoyment on the tranquil shoreline, featuring a hanging swing, captain chairs, and a gas grill.

Located in the unforgettable seaside town of Mexico Beach, Florida, this property is situated in a secluded area just 20 minutes east of Panama City Beach. The neighborhood is a time capsule of living memories, offering uncrowded white-sand beaches, genuine mom-and-pop restaurants, and some of the best sport-fishing in the world.

Practical Information and House Rules:

• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Booking Restriction: No one under the age of 25 is permitted to book.
• Occupancy: Guests must not exceed the unit occupancy limit.
• Prohibitions: No weddings, large parties, smoking, or pets allowed.
• Rental Terms: Ocean-front property; rentals are Sun-Sun from Memorial Day to Labor Day (4-night minimum during off-season). All rentals are on a first-come, first-served basis.
• Cancellation Policy: A $200.00 cancellation fee applies. Reservations cancelled within 45 days of arrival are non-refundable. No refunds for early departures.
