During main seasons, rentals are typically Saturday to Saturday unless the calendar is already broken up or the homeowner approves a different request.

- Reservation/Security Deposit will be deposited into a Reed Real Estate (herein known as Holder or We) company account. This deposit DOES apply to total amount due as a prepayment. It WILL NOT be refunded following your departure. Digital and/or original Signature constitutes authorization to charge the credit card on file for the deposit (30% of the base rental rate, $75 processing fee and optional travel insurance if requested) once the signed agreement is received. Please notify us if you would like to wait until the due date stated on your payment schedule. Signature also authorizes Holder to charge the credit card on file for the remaining balance on the designated date given by Holder. Prepayment dates vary per property. Total rent plus optional trip insurance (which can be paid with initial security deposit/prepayment) must be paid on or before balance due date. If the balance is not paid in full by said f inal balance prepayment date, either due to the credit card on file being invalid, declined or otherwise unaccepted, or other acceptable forms of payment are returned as non-payable, the reservation will be canceled, and any collected monies will be forfeited. It is the responsibility of the guest to notify us of any change, cancellation, or expiration to the credit card number on file. Should a personal check be returned for insufficient funds, a $35 fee will be added to your balance due, and you will be notified to overnight certified funds. Prepayments may be paid either by MasterCard, Visa, Discover or personal check. All parties agree that Holder may deposit all prepayments and deposits into an interest-bearing escrow/trust account and Holder will retain any interest earned on said monies. Pet Deposits collected on pet-friendly units and any mandatory security deposits will be returned by mail or credited back to the credit card on f ile within 14 business days from your departure provided there is no damage or additional cleaning to the unit. The Pet Fee is NOT refundable. Additional information regarding our pet policies can be found on the Reed Real Estate pet addendum. (2) Applicable State, County & City Lodging Tax, any additional departure fees, $75 nonrefundable processing fee, & the damage waiver, which varies per property, are added to the rent amount for each rental reservation. The mandatory damage waiver covers accidental damages up to $1000. We must be notified during your rental stay of any accidental damage to be covered by said damage waiver. If we are notified after departure by the housekeeper or incoming guest, the damage is NOT covered under the damage waiver. This damage waiver DOES NOT cover damages caused by renter’s negligence, either intentional or unintentional. The credit card on file will be charged for damages caused by negligence or any accidental damage that exceeds the $1000 limit. Upon departure, the house must be in acceptable order. All dishes must be CLEAN & put in proper place, groceries & all trash must be removed & put in proper receptacles by the street for pick up. All sheets must be left on beds (unmade) and towels left in bathroom for the housekeeper to do a linen count. If house is left in an excessively dirty condition, or garbage is not taken to the road for pick up, an extra cleaning fee will be charged to the credit card on file. Mid-week cleans are available but must be prearranged prior to check in. (3) Units may not be sub-leased without written consent of the property owner. Property must be always occupied by signer of this rental agreement. A valid form of identification for the assigned lessee must be submitted at time of booking to be kept on file. (4) Renters are responsible for any additional expenses incurred by Reed Real Estate & Construction, Inc. in the collection of rent, security deposits or damages caused by the renter, or any member of the renter’s party or guests, not covered under the damage waiver (see section 2). By renting this property you are assuming all risk and liability for all damage done to person, property, agents, employees, or visitors occasioned by the present or future condition of the premises both latent & manifest. Reed Real Estate & Construction is NOT the landlord and will NOT be responsible for accidents or injuries to guests or their visitors, or loss of money or valuables of any kind. (5) Check-In Time is from 3:00-5:00 PM, however some homes require 4:00 PM check-ins. Check-out is 10:00 AM. Early arrivals must meet at our office & NOT at the rental unit. Units with vehicles parked at them appear to be occupied & will delay the cleaning/inspection process, thus delaying your check in. If arriving after 5:00 PM or on Sunday, arrangements will be made for after-hours key/key code pick up. Keys/key codes will be released at 3:00 on the said arrival date. There is no guarantee that the property will be cleaned by said check-in time although every effort is made to ensure that it is. While standard check-in begins at 3 PM, there may be occasions where the housekeeper needs additional time. In these instances, the housekeeper may have until 5 PM to complete the cleaning of the unit. Delays may occur due to previous guest leaving the property in an excessively dirty condition or by violating the mandatory checkout time of 10:00 AM. Departure time will be strictly enforced. Housekeepers will enter the property at 10:00 AM the day of departure to prepare the property for the next incoming guest. There will be additional charges to the credit card on file if departure is after 10:00 AM. (Charges are dependent on rental rate). (6) Keys/key codes, a map to your rental unit, & additional information about the area will be given to you at the rental office upon check-in during office hours. (7) Upon arrival to your unit, please inspect for any maintenance or cleaning issues. If said are found, please call the office immediately to report the issue(s). We will make our best effort to correct them as soon as possible. NO refunds will be made for cleaning problems or maintenance issues. Please report any damage as soon as possible to prevent you from being held liable. (8) All rental units are privately owned & individually decorated, equipped, and updated by the homeowner. We have a contractual relationship with property owners who employ us to act as their agent. We strive to treat all parties (owners and guests) honestly, fairly, & in good faith. WE RESERVE THE RIGHT to REFUSE rental or to terminate occupancy if we deem said occupancy to be detrimental to the property. Property may not be used for unlawful purpose and no criminal activity will be allowed on the premises under any circumstances. Additionally, no commercial activity may be conducted from the premises. In the event of the aforementioned, the tenant will be evicted, and any prepaid monies will be forfeited to the owner. We reserve the right to enter the unit at any time for the purpose of inspection, repair, management or showing to a prospective buyer. (9) The total number of persons allowed in the unit or on the property's premises at any time cannot exceed the number printed on the front of the rental agreement by Maximum Occupancy. Over occupancy of a unit will result in immediate eviction and forfeiture of unused rent. (10) NO HOUSE PARTIES, WEDDINGS OR RECEPTIONS are allowed unless pre-approved by Reed Real Estate & the property owner, additional charges and signed addendums are also required. Large gatherings that would over occupy or be detrimental to the property in any way will result in immediate eviction without a refund of rent and additional charges will be charged to the credit card on file. NO UNIT WILL BE RENTED TO VACATIONING STUDENTS. Any reservation made under false pretense will result in loss of rent and immediate eviction. The credit card on file will be charged for any additional cleaning or damage to the unit as well as any legal fees involved. (11) No trailer, motor home, tents, etc. are allowed as this over occupies the number of people allowed in the home & on the premises. Some rental units have limited parking &/or restrictions regarding boats, trailers, etc. If bringing one of these items, please call Reed Real Estate before arrival for approval. (12) We offer optional Travel insurance from Generali Global Assistance, which covers trip interruption due to some illness, injuries, mandatory hurricane evacuations or property damage/inaccessibility caused from a hurricane. All items covered by Generali Global Assistance can be found by going to their website. The cost of Travel Protection is 6.5% of the total rental amount and may be indicated on your rental contract. Coverage must be purchased prior to the date the final payment is made. Please note that Generali Global Assistance CAN NOT be added to your reservation after your final payment is paid or if an active storm is in the Gulf of Mexico. WE HIGHLY RECOMMEND PURCHASING TRIP INSURANCE TO SECURE YOUR VACATION INVESTMENT! NO REFUNDS WILL BE ISSUED INSIDE SAID CANCELLATION DATE RANGE FOR ANY REASON INCLUDING BUT NOT LIMITED TO ILLNESS, HURRICANE, OR SIMILAR EVENTS. (13) In the event of a Tropical Storm or Hurricane advisory, please call our office for information regarding your reservation or the condition of the area or visit our website. Updates will also be available on all Reed Real Estate social media platforms. (14) LAST MINUTE RESERVATIONS: Guests arriving within said cancellation period for weekly/daily rentals or monthly rentals are required to pay the total rental payment, optional trip insurance at the time of booking. Only credit cards are accepted for last minute bookings. Trip Insurance is available & must be purchased at the time of booking to be eligible for any refunds for early departure or cancellations for reasons approved by Generali. Please feel free to call our office if you have any questions regarding travel insurance. (15) CHANGES, CANCELLATIONS & REFUNDS: REFUNDS ARE ONLY ISSUED FOR CANCELLATIONS OUTSIDE THE CANCELLATION PERIOD. NO EXCEPTIONS. Refunds will not include the $75 processing fee & paid trip insurance premium. If you must cancel or change dates, please call us directly immediately. Cancellations, date, and property changes within said cancellation period are subject to forfeiture of reservation deposit, rent, taxes, & fees. NO REFUNDS are issued for cancellations or early departures due to inclement weather or personal circumstances inside the cancellation date range. Inside the cancellation date range, all refunds will be issued through Generali Global Assistance if you chose to purchase Trip Insurance and your claim is approved. If you chose not to purchase trip insurance, NO refunds will be issued inside the cancellation period for any reason including but not limited to illness, hurricanes, rental unit damage, or similar events. (16) We reserve the right to correct any computational or clerical errors including mandatory increases to State, City or County Lodging Tax. We reserve the right to substitute comparable units without notice or liability. If comparable units are not available, renter will have the option of selecting from available properties at the new property’s rate or receiving a complete refund of the reservation deposit & all prepaid rent. If booking a year in advance (calendar year), be aware the rates usually increase each year. An updated contract will be emailed no later than the end of January to confirm your booking & approval of any changes regarding price or reservation terms. Every effort is made by our staff to fully and accurately describe these units. Unit pictures are online for review. Some internet photos may differ due to owner updates or changes. Rent WILL NOT be discounted or refunded due to renter dissatisfaction of a unit. Rates, furnishings, descriptions (including bed sizes), amenities (including pools, hot tubs, etc.) & availability are subject to change without notice. No refunds will be issued for changes made by individual property owners or unavailable amenities. (17) We DO NOT guarantee any appliances, internet access, cable, or satellite in rental units. NO REFUNDS or rate adjustments will be given for mechanical failures or malfunctioning equipment. We do promise to have them repaired by appropriate companies as soon as possible. Please understand these malfunctions are out of our control. Maintenance technicians, pest control & any other needed vendors may access the property for purposes of repairing previously reported issues or scheduled repairs/preventative maintenance/ bug exterminations. We will make every effort to notify you of anyone who may be entering the unit during your stay. (18) If a property is listed for sale, the property owner reserves the right to have the property shown by a licensed Real Estate agent to any prospective buyers during your stay. We will notify you in advance (if possible) of any property showings. (20) Use of outdoor grills on decks, porches, or balconies is PROHIBITED. Not all houses furnish grills. We DO NOT guarantee the availability or condition of grills at the property. Grills, as well as other beach equipment can be rented from Beach Bum Services. DO NOT take any contents of the unit or deck furniture to the beach. This includes sheets, towels, bedspreads, etc. DO NOT move any contents from one unit to another. These units are all individually owned. DO NOT rearrange furniture. There will be a charge to the credit card on file if furniture is not in proper place as we must hire someone to move it back to the proper location. (21) The units are fully equipped. Towels & sheets are provided. There is one towel & one wash cloth per number the unit sleeps. Additional towels may be requested for a fee prior to arrival. There will be a charge to the credit card on file for lost or damaged sheets and towels. WE DO NOT PROVIDE TOILET PAPER, TRASH BAGS OR OTHER PAPER OR SOAP PRODUCTS. Your welcome packet with starter supplies, one complimentary roll of toilet paper and a small bar of soap in each bathroom and one trash can liner for each trash can will be in the unit prior to your arrival. (22) Most rentals have a keyless entry system, however if after hours during tenancy, it is necessary for a maintenance person to provide you a key for entry to your unit, a service fee of $65 will be charged to the credit card on file. However, if it is necessary for a locksmith to be contracted, his service charge must be paid at the time of service to him. (23) Not all rental units have a land line. If a landline is in the unit, it is for local calls only. There will be a charge for long distance calls made during your stay and will be charged to the credit card on file plus a charge of $25 per call. Pay-per View and/or Streaming purchases may NOT be ordered under any circumstance. There will be an extra $100 fee plus the movie cost for each pay-per-view movie ordered. This charge will be charged to the credit card on file. (24) Most rental units have locked closets and cabinets for owner’s personal use. The credit card on file will be charged if the owner’s locked closet or cabinets have been tampered with or any items are missing. There will also be a charge to the credit card on file to repair the damage done to the locks or doors. If you notice a closet or door that has an owner’s personal belongings or that looks to have been tampered with in any way, please call the office immediately upon check in so we can correct the problem and notify the previous guest. (25) No firearms are allowed on the property at any time. If firearms are found in the home after your departure, a $500 charge will be charged to the credit card on file and the firearm will be turned over to the appropriate local law enforcement agency. (26) There will be a $500 charge to the credit card on file if renter leaves doors & or windows open with the air conditioner or heater running in unit during their stay. (27) Upon departure, all TVs, DVD Players, etc. must be connected & in the same working order as upon your arrival. Many times, video gaming systems, DVD Players, VCRs, and other devices are brought from home and wired into the existing electronics or surround sound equipment. Upon departure the devices have been rewired incorrectly rendering them nonfunctional. If we must send maintenance or a technician to the home to repair the problem, there will be a $75 service charge, plus any additional invoices charged by the repair technician, charged to the credit card on file. Upon your check-in, please notify us immediately if there is a problem with the televisions or any other electronics in the unit so we can repair them as quickly as possible. (28) All rental units must be secured by locking all windows and doors any time you leave the premises. Any keys issued must be returned to the Fort Morgan Properties by Reed Real Estate office upon departure in the designated envelope received at check in. There is a drop box located outside at the rental office for afterhours departures. You may not return to the rental unit once the keys are returned to the Reed office. There will be a $100 charge to the credit card on file for lost keys or issued keys and/or parking passes not returned to the office upon check out. At the end of your stay, please follow the checkout instructions on the key code card given at check in to notify Reed Real Estate of your departure. (29) Monthly renters may be required to pay electric. A meter reading will be collected upon arrival & again before departure. Electric will be figured & must be paid before departure. Credit Cards are accepted for electric with a $25 service fee. (30) Baby beds, sun umbrellas, beach chairs, bicycles, kayaks, etc. can be rented locally through Beach Bum Services. Web links to outside companies that provide additional services to make your vacation even more enjoyable can be found on our website or call one of our reservation specialists & they will be happy to give you the appropriate phone numbers. If an outside company needs access to your rental unit to deliver items prior to your arrival, please inform us in advance so we can provide the company a key/key code to your unit for delivery. Reed Real Estate, Inc. is NOT affiliated with these companies in any way and only advertise their services as a courtesy on their behalf. If any issues arise with these companies, please notify the company directly. (31) NO PETS ALLOWED UNLESS PRE-APPROVED BY REED REAL ESTATE; IF EVIDENCE OF A PET IS FOUND, IT WILL CAUSE IMMEDIATE EVICTION AND LOSS OF UNUSED RENT. Some homes will allow a pet with a refundable damage deposit & non-refundable pet fee. If bringing a pet, a pet addendum must be signed & returned to Reed Real Estate prior to your arrival. (32) We are not responsible for left items. Please be sure to collect all your belongings before departure. If left items are returned by housekeeping and requested to be shipped back, the credit card on file will be charged for shipping expenses plus a $50 trip fee. BY SIGNING THIS RENTAL AGREEMENT, I AGREE TO ALL TERMS, CONDITIONS, AND RULES CONTAINED HEREIN AND WILL MAINTAIN THE PROPERTY IN ITS SAME CONDITION AS UPON MY ARRIVAL (REASONABLE WEAR AND TEAR IS EXPECTED). I AGREE TO REPLACE OR PAY FOR ANY LOSS, BREAKAGE, OR DAMAGE TO THE ENTIRE SATISFACTION OF THE OWNER OR THEIR AGENTS. I AM AN ADULT OF LEGAL CONTRACTUAL AGE AND FINANCIALLY RESPONSIBLE FOR ANY DAMAGE BY ALL PARTIES PRESENT DURING MY OCCUPANCY DATES.
