Parties, events, film production, business activity, solicitation, or illegal activities are strictly prohibited.

We understand that pets are an important part of your family, and we are pleased to offer a pet-friendly environment. To ensure a comfortable and enjoyable stay for all guests, we have established the following pet policy:

Pet Limit: Only one pet is allowed per stay to maintain a peaceful and safe environment for all guests.

Pet Size Limit: Pets are limited to a maximum weight of 20 pounds. This limit is in place to ensure the comfort and safety of all guests and to preserve the quality of our property.

Pet Cleaning Responsibility: Guests are responsible for cleaning up after their pets, including disposing of pet waste in designated receptacles. Failure to clean up may result in additional cleaning fees.

Pet Fee: A non-refundable pet fee of $100 per stay is required. This fee covers the extra cleaning and maintenance necessary to keep the property in excellent condition for all guests.

Providing your email address upon booking is required. We use email to convey arrival instructions and share essential information about the home.

We reserve the right to pre-approve reservations processed by local guests.

The responsible party must furnish a valid and operational cell phone number.

Check-in is at 4:00 PM and check-out is at 10:00 AM. Early arrivals and late departures may be available for your stay for an additional cost and must be approved in writing. Certain restrictions apply, so please contact us for further details.

Unauthorized early arrivals or late departures are strictly prohibited. Housekeeping and maintenance schedules rely heavily on strict adherence to arrival and departure times; therefore, all guests and personal belongings must depart the home before 10:00 AM. Guest agrees to pay $200 for an unauthorized late departure.

Guests are required to adhere to all rules and regulations outlined by local ordinances. The property is situated in a quiet, private neighborhood, and the City of Scottsdale strictly enforces ordinances against disruptive noise. Loud sounds, music, or disturbances to neighboring properties are strictly prohibited at any time, with designated quiet hours between 10:00 PM and 8:00 AM. It is mandatory for all vacation rentals in Arizona to comply with city ordinances and laws. Your cooperation in respecting our neighbors is appreciated.

Occupancy is restricted to the disclosed number of individuals (including adults and children) at the time of reservation. Guests are prohibited from exceeding this specified count at any time. Daytime visitors must be disclosed during the booking process as they impact occupancy. Any changes to occupancy must receive written approval, and applicable fees may be imposed.

Maximum of three vehicles are allowed to be parked on the property at any given time. Parking on the street is strictly prohibited.

Begin your stay with our starter amenity kit, thoughtfully tailored to include enough supplies for your group size under normal use. Essentials like toilet paper, paper towels, soap, shampoo, trash bags, and detergent are included. Please note that the kit may not last your entire stay, depending on usage. Starter amenities are not automatically replenished but can be requested for an additional fee during your stay.

POOL EQUIPMENT: Please refrain from touching the pool equipment. The system is remotely controlled, so if you have any questions or concerns, please reach out to us. Before disconnecting the pool vacuum hose, consult with the host, as it is essential for both cleaning and heating the pool.

POOL HEATING: Pool heating is complimentary.

Pool heating limitations: The pool heater is not designed to turn the pool into a hot tub, and we cannot guarantee a specific pool temperature. We will make every effort to ensure the pool heater is functioning optimally, and set the temperature setting to 81 degrees. However, in the event it fails to reach the heating set point, no refunds or price adjustments to the nightly rate will be issued.

In cases where unfavorable weather conditions do not cooperate, it's important to understand that pool heaters may not operate efficiently. These heaters are specifically designed and constructed to function at their best when the ambient temperature is above 42 degrees. If the outside temperature falls below this threshold, pool heaters are designed to automatically shut down for safety and efficiency reasons.

SPA HEATING: SPA usage s complimentary.

Our Spa is cleaned and treated with the necessary chemicals prior to your arrival. However, we cannot guarantee that the spa water will remain clean throughout your stay, as numerous factors can influence its cleanliness, including excessive or neglectful usage. Should you request spa cleaning during your stay, please be aware that a service fee of $100 will be applied. Please note that we do not provide refunds or price adjustments in the event that the spa requires service during your stay and is unavailable for a portion of your reservation. We appreciate your understanding in this matter.

Smoking inside the home is strictly prohibited, but you are welcome to smoke outdoors. Please make sure to dispose of cigarette butts in the designated trash receptacles, avoiding backyard shrubs and common areas. Furthermore, please be advised that smoking marijuana indoors is strictly prohibited. If you choose to smoke outdoors, exercise extreme caution to ensure that the odor does not infiltrate the interior spaces. Smoke odors are exceedingly challenging to remove. Should the scent of smoke be detectable indoors after your departure, a $1,000 service fee will be imposed.

Guests are charged a cleaning fee, and we do not expect them to perform housekeeping duties upon check-out. However, it is crucial to realize that the cleaning fee does not exempt guests from responsible behavior. Guests acknowledge that a $200 excessive cleaning fee may be incurred if it becomes apparent that reasonable efforts were not made to adhere to the departure instructions.

Do not tape anything to the walls and/or ceilings.

A professional pool cleaner will service the property once a week, requiring access to the backyard. Pool cleaning may occur during your stay. A $100 service fee will be charged if you request the pool technician to return at a later time or date.

A professional landscaper will service the property once a week, requiring access to the front and backyard. Landscaping services may occur during your stay. If you request our landscaper to return at a later time or date, a $100 service fee will be charged.

Non-compliance with the house rules may lead to the forfeiture of the security deposit and/or immediate non-refundable eviction.
