No parties, events, film production, business activity, solicitation, or illegal activity is permitted.

It's important to provide your email address upon booking. We communicate arrival instructions and information about the home via email.

We reserve the right to pre-approve reservations processed by local guests.

Check-in is at 4:00 PM and check-out is at 10:00 AM. Early arrivals and late departures may be available for your stay for an additional cost and must be approved in writing. Certain restrictions apply, so please contact us for further details.

Unauthorized early arrivals or late departures are strictly prohibited. Housekeeping and maintenance schedules rely heavily on strict adherence to arrival and departure times; therefore, all guests and personal belongings must depart the home before 10:00 AM. Guest agrees to pay $200 for an unauthorized late departure.

Guest agrees to abide by all rules and regulations set forth by local ordinances. The Property is in a quiet, private neighborhood. The City of Scottsdale enforces city ordinances that prohibit disruptive noise emanating from a property. No loud sounds, music, or other disturbances to neighboring properties are permitted at any time. Quiet hours are between 9:00 PM and 8:00 AM. ALL vacation rentals in Arizona must abide per city ordinances and laws. Please respect our neighbors

Occupancy is limited to no more than the number of individuals (including adults and children), disclosed at the time the reservation was processed. Guests shall not exceed the number of adults and children at any time. Daytime visitors need to be disclosed at the time of booking and affect occupancy. Changes to occupancy must be approved in writing and fees may apply.

Maximum of three vehicles are allowed to be parked on the property at any given time. Parking on the street is strictly prohibited.

Starter Amenities: We include a starter amenity kit with toilet paper, paper towels, soap, shampoo, trash bags, and detergent. The kit may not last the entire duration of your stay depending on your usage. Starter amenities are not re-stocked unless you request additional cleanings during your stay. Please inquire for pricing.

Please do not touch pool equipment. System is remotely controlled so please ask us if you any have questions or concerns. Before disconnecting pool vacuum hose, please consult with Host. Pool vacuum is necessary to both clean and heat pool.

POOL HEATING: Pool heating is not included. Please inquire about pricing.

Pool heating limitations: A pool heater is not intended to turn the pool into a hot tub. We cannot guarantee specific pool temperature. We will do our best to make sure the pool heater is working optimally. In the event the pool heater fails to reach your desired temperature, no refunds will be issued. The pool heating fee covers a portion of the additional utility usage with the pool heater in the ON position. The pool heater will turn off automatically when ambient temperatures reach below 45(F).

SPA HEATING: Spa heat usage is not included. Please inquire about pricing.

SPAS: Spas are cleaned, and appropriate chemicals are added before your arrival. We do not guarantee that the spa will remain clean during your stay. There are many variables that affect the cleanliness of the spa water such as excessive or negligent usage. A service fee of $100 will be charged if you request the spa to be cleaned during your stay.

No smoking inside the home. Smoking is permitted outdoors. Please dispose of cigarette butts in the trash (not in shrubs or common areas of backyard). Marijuana smoking is strictly prohibited indoors and anywhere on the property. Please understand, smoke odor is extremely difficult to remove. You agree to pay a $500 service fee if the smell of smoke exists after your departure.

We expect a reasonable attempt to leave the property as nice as it was when you arrived. Guest agrees to pay and excessive cleaning fee of $200, if it is obvious that no effort was put in to clean up on the part of the guests. Trash must be gathered and placed inside the large black trash bags that are provided at the home under the kitchen sink.

Do not tape anything to the walls and/or ceilings.

A professional pool cleaner will service the property 1/week and will need access to the backyard. Pool cleaning may take place during your stay. You agree to pay a $100 service fee if you ask our pool tech to return at a later time or date.

A professional landscaper will services the property 1/week and will need access to the front/backyard. Landscaping services may take place during your stay. You agree to pay a $100 service fee if you ask our landscaper to return at a later time or date.

Failure to abide by the house rules will result in forfeiture of security deposit and/or immediate non-refundable eviction.
