We're thrilled to host you! To ensure everyone has a wonderful and respectful experience, please take a moment to review our house rules. Adhering to these guidelines helps us maintain our home's quality and ensures a peaceful environment for our neighbors.
Booking & Communication
• Email Communication: Please provide your email address upon booking. All essential arrival instructions and home information will be sent to this email.
• Local Guests: We reserve the right to pre-approve reservations made by local guests.
• Prohibited Activities: To maintain a peaceful and secure environment, no parties, events, film production, commercial activities, solicitation, or illegal activities are permitted on the property.
Check-in & Check-out
• Standard Times: Check-in is at 4:00 PM, and check-out is at 10:00 AM.
• Early Arrival/Late Departure:
o Prior Approval Required: Requests for early check-in or late check-out must be approved in writing and may incur an additional fee. Please contact us for details.
o Strict Adherence: Unauthorized early arrivals or late departures are strictly prohibited. Our housekeeping and maintenance teams operate on a tight schedule.
o Late Departure Fee: All guests and personal belongings must vacate the home by 10:00 AM. An unauthorized late departure will incur a $200 fee.
Occupancy & Visitors
• Maximum Occupancy: The home's occupancy is strictly limited to the number of guests (adults and children) declared at the time of your reservation. This number cannot be exceeded at any time.
• Daytime Visitors: Any daytime visitors must be disclosed and approved at the time of booking, as they affect the overall occupancy.
• Occupancy Changes: Changes to your guest count must be approved in writing by us, and additional fees may apply.
Parking
• On-Property Parking: A maximum of three vehicles are permitted to park on the property at any given time.
• No Street Parking: Street parking is strictly prohibited by local ordinances.
Neighborhood & Noise
• Quiet Hours: Our home is in a quiet, private neighborhood. Quiet hours are from 9:00 PM to 8:00 AM.
• Respect for Neighbors: The City of Scottsdale enforces strict noise ordinances. Loud sounds, music, or any disturbances to neighboring properties are not permitted at any time. Please be mindful of our neighbors to ensure everyone's peaceful enjoyment.
Amenities & Property Care
Starter Amenities
• We provide a complimentary starter amenity kit including toilet paper, paper towels, soap, shampoo, trash bags, and detergent.
• Please note, these are starter supplies and may not last for your entire stay, depending on usage. We do not restock these items unless additional cleanings are requested (fees apply).
Pool & Spa Usage
• Pool Equipment: For your safety and to ensure proper system operation, please do not touch or tamper with pool equipment. The system is remotely controlled.
• Pool Vacuum: If you need to disconnect the pool vacuum hose, please consult with us first. The pool vacuum is essential for both cleaning and heating.
• Pool Heating (Optional):
o Not Included: Pool heating is not included in your rental rate. Please inquire for current pricing.
o Limitations: A pool heater is designed to warm the pool, not to turn it into a hot tub. We cannot guarantee a specific pool temperature. While we strive for optimal heater performance, no refunds will be issued if the desired temperature is not reached.
o Operation: The pool heating fee covers a portion of the increased utility costs when the heater is engaged. The pool heater will automatically turn off if ambient temperatures drop below 45°F (7°C).
• Spa Heating (Optional):
o Not Included: Spa heat usage is not included. Please inquire for pricing.
• Spa Cleanliness:
o The spa is professionally cleaned and chemically balanced prior to your arrival.
o We cannot guarantee the spa will remain clean throughout your stay due to variables like usage.
o A $100 service fee will be charged if you request the spa to be cleaned during your stay.
Smoking Policy
• No Smoking Indoors: Smoking is strictly prohibited inside the home. This includes cigarettes, vapes, and marijuana.
• Outdoor Smoking: Smoking is permitted outdoors. Please use designated trash receptacles for cigarette butts and do not dispose of them in shrubs or common backyard areas.
• Marijuana: Marijuana smoking is strictly prohibited anywhere on the property.
• Smoke Odor Fee: Smoke odor is extremely difficult to remove. If any smoke odor is detected inside the home after your departure, a $500 service fee will be charged.
Property Care & Maintenance Visits
• General Cleanliness: We ask that you make a reasonable effort to leave the property in a tidy condition upon departure, like how you found it.
• Trash Disposal: All trash must be gathered and placed inside the provided large black trash bags, located under the kitchen sink.
• Excessive Cleaning Fee: An excessive cleaning fee of $200 will be charged if the property is left in a state requiring significant additional cleaning efforts beyond normal turnover.
• Wall/Ceiling Adhesives: Please do not tape anything to the walls or ceilings.
• Scheduled Services:
o Pool Cleaner: A professional pool cleaner services the property approximately once per week and will require access to the backyard. This service may occur during your stay.
o Landscaper: A professional landscaper services the property approximately once per week and will require access to both the front and backyard. This service may also occur during your stay.
o Service Rescheduling Fee: A $100 fee applies if you need to reschedule our pool technician or landscaper.
