1. GENERAL RULES: • You must be 25 or older to rent. • You must notify us of any event in advance. We reserve the right to cancel your booking without refund if you use the property to host an event without our prior consent. • Additional day visitors are welcome with prior notice. Overnight guests must be on the reservation. Maximum 14 people on property at any time including visitors. • Smoking is permitted outside only. Smoking indoors will incur a $500 deep-clean charge. • No illegal activity. Please behave responsibly, and respect our home. If our neighbors report illegal activity, your booking will be terminated immediately without refund. • Shower before entering the pool or hot tub

2. POOL RULES: • No lifeguard on duty. Swim at your own risk. • Pool use is limited to registered guests only. • Children must be actively supervised at all times. Infants and toddlers must wear swim diapers. • The pool is open 24 hours; however, quiet hours rules still apply. • No diving, running, horseplay, or jumping from furniture, fences, or structures. • No glass containers in or near the pool area. • No pets in the pool. • Do not use the pool while intoxicated or impaired. • No food, drinks, oils, soaps, or foreign substances in the pool. • Do not tamper with pool equipment, gates, alarms, covers, or safety devices. • The pool may be briefly closed for maintenance or safety reasons (typically a few hours).

3. ASSUMPTION OF RISK: • By using the pool, guests acknowledge that swimming and pool activities involve inherent risks, including serious injury or death. • Guests voluntarily assume all such risks for themselves and members of their party and agree to use the pool in a safe and responsible manner. • Guests are responsible for supervising minors and ensuring all pool rules are followed.

4. DAMAGE & ENFORCEMENT • Damage to the pool, equipment, or surrounding area will be charged to the guest. • Violations of pool rules may result in loss of pool privileges, additional fees, or termination of the stay without refund.

5. HOT-TUB RULES: • Only Registered guests may use the hot tub. • Children must be actively supervised at all times • For safety, we recommend limiting use to to 15-20 minutes per session. • Do not use if pregnant, intoxicated, or with medical conditions without doctor approval • Exit immediately if you feel dizzy or unwell • No use during storms or lightning • No glass, food, or drinks • No oils, lotions, soaps, or bubble products • No diving, jumping, or rough play • Temperature is preset (max 104°F) • Replace cover securely after each use • Remove personal items after use • Report issues immediately • Misuse or damage may result in additional charges • This hot tub is unsupervised • Guests assume all risks associated with use • Failure to follow rules may result in loss of hot tub privileges without refund

6. PET RULES: • Dogs only, no exceptions. • 2 Dogs max. • Combined weight under 100lbs • Dogs must be housebroken • The person who books the trip will be liable for any damage caused by any pets, no exception.

7. STORMS: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: • Any unused portion of rent from a guest currently registered; • Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and • Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

8. ITEMS LEFT BEHIND: • We'll mail at guest's expense. Items unclaimed for 7 days after departure date will be discarded or donated.
