- GUEST RESPONSIBILITY
- Guests are financially responsible for any damage, loss, or additional costs during their stay, including property damage, missing items, and excessive cleaning fees. This also applies to cleaning charges needed in the event unauthorized pets are discovered during or in a reasonable time after the stay. These amounts are charged to the credit card on file, followed by an email explaining the fees and damages. No charges are ever processed without prior written notice. The minimum fine for damages is $500.
- Guests are responsible for their valuables and personal property.
- The property is for vacation rental only; no commercial use allowed.
- Guests must adhere to all local vacation rental laws and regulations. Failure to comply with rules may result in eviction without a refund.

- Parties and events are strictly prohibited per state law and local STR regulations.
- Consequences for hosting a party will include:
- Immediate removal from the property without a refund.
- Loss of your $800 deposit.
- Additional charges for damages, cleanup, and fines may apply.
- NOISE & QUIET HOURS
- Quiet hours are from 10 PM to 8 AM to respect neighbors and comply with local regulations.
- No outdoor or indoor music after 10 PM.
- Excessive noise may result in fines and eviction.
- RESPECT OUR NEIGHBORS
- This home is in a residential neighborhood with full-time residents.
- Guests must keep noise and activity levels reasonable at all times.
- Neighbor complaints may result in eviction without a refund.
- PARKING POLICY
- Do not block the sidewalk as required by city ordinance.
- Park in the driveway, garage, or on permitted street areas.
- NO SMOKING POLICY 🚭
- Smoking and vaping are prohibited inside the home.
- Violations incur a $450 cleaning fee for odor removal and deep cleaning.
- Smoking is permitted outside, but all cigarette butts must be properly disposed of.
- GUEST COUNT & VISITORS
- The primary guest who made the reservation must stay at the property
- Only registered guests are allowed on the property.
- Unapproved guests will result in:
- A $150 charge per extra guest.
- Possible termination of your stay without a refund.
- Hosting parties, events, or large gatherings is strictly prohibited.
- LATE CHECKOUT POLICY
- Check-out time is firm.
- Late checkouts will result in:
- $75 fee for every 30 minutes late.
- After 1 hour, a full-day rate will be charged.
- LOCAL GUESTS
- Local guests within a 4-hour drive must contact us before booking.
- Instant bookings from local guests will be canceled unless pre-approved.
- THERMOSTAT POLICY
- The Nest thermostat is locked at 68°F.
- Contact the host for adjustments; unauthorized changes may incur fees

- POOL HEATING & HOT TUB
- Pool Heating – $125/day (2-day minimum) or $95/day for stays of 7+ nights. Just give us 36 hours’ notice so it’s perfectly prepped for your arrival.
- Hot Tub Heating. No wait time needed—just let us know!
- Our pool runs on propane, which can be a bit pricey, so we like to ensure everything is set and ready before you check in. Let us know in advance, and we’ll make sure your poolside experience is nothing short of perfect!
- There is an iPad at the house to control the hot tub. Please note that this iPad is designated for spa use only and should remain at the property. If the iPad or its cord goes missing, a replacement fee might be charged.
- NOISE MONITORING
- MINUT Noise Monitors ensure a peaceful stay by detecting noise levels (no recording).
- Excessive noise will result in:
- One warning.
- Fines or removal from the property without a refund for continued disturbances.
- GUEST SCREENING & PROTECTION
- Travelers must be at least 25 years of age or older to book.
- We partner with TRUVI for guest verification and home protection.
- Complete ID verification and a damage waiver or deposit before check-in.
- Failure to comply may result in reservation cancellation.
- MAINTENANCE & UNEXPECTED ISSUES
- This is a home, not a hotel, so occasional issues may occur with appliances, pool equipment, or electronics.
- We respond promptly, but refunds are not provided for maintenance issues or outages.
- Prompt reporting of any maintenance issues is required, though refunds are not guaranteed.
- CLEANING GUIDELINES
- Cleaning service is available at an extra cost. Please let us know 1-2 days in advance to arrange it.
- For stays of 25 nights or longer, there is a mandatory mid-stay cleaning that's complimentary. Our team will contact you during your stay to coordinate the best day to do it.
- Guests are responsible for keeping the property well-cleaned and maintained.
- PET POLICY
- No pets are allowed at this property.
- MAIL AND PACKAGE POLICY
- Guests are advised not to have mail or packages sent to the property.
- POOL SAFETY RULES
- No lifeguard is on duty; children must be supervised at all times.
- Never leave children unattended near the pool or hot tub.
- An adult must always be present when children are swimming.
- In emergencies, call 911 and perform CPR if trained until help arrives.
LEGAL NOTICE
By booking this property, you are entering into a binding rental agreement. Violation of these rules may result in:
• Immediate eviction without a refund.
• Fines for damages, excessive cleaning, noise violations, and unauthorized guests.
• Forfeiture of your security deposit.
• Additional charges for repairs, replacements, or other damages caused during your stay.
These rules are not intended to be harsh but to ensure the safety of our guests, protect the property, and maintain peace with our neighbors. We are required by local laws and short-term rental regulations to enforce many of these rules, and we must comply.
COMMUNITY NOTICE
While you’re on vacation, our neighbors are not. Please remember that this is a residential area with full-time residents. Respect for the community is non-negotiable. Excessive noise, unauthorized guests, or disruptive behavior will result in fines, eviction, and possible legal action.

TRUST & SAFETY FEE (Damage Waiver)
As part of our effort to help you relax and enjoy your stay, we have partnered with Safely to provide you with the below protection. The cost of this protection has been included in your rental rate and fees and covers you for accidental damages during your stay.
The Trust and Safety Fee includes up to $1,500 coverage for accidental contents damage and accidental property damage. Complete terms regarding the Trust and Safety coverage can be found through Safely. The Trust and Safety Fee is refundable only if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible or minimum claim amount will be the responsibility of the Guest and Moonrise Homes LLC will process using the form of payment on file for Guest.
