To ensure a safe, comfortable, and enjoyable stay for everyone, please review and follow all house rules below. By booking, you agree to these terms.

🔇 General Conduct • No parties or events. • No unregistered guests on the property at any time. • Quiet hours: 10 PM–8 AM. • No smoking or vaping indoors or in the backyard. Smoking may be permitted in the driveway only when doors and windows to the home are securely closed. • No illegal substances or activities. • Only the guest who booked the reservation may check in (no third-party bookings).

🧼 Cleanliness & Care • Please tidy up after yourself—rinse dishes, wipe spills, and remove trash. • Do not move furniture or large items. • Report any damage or issues immediately so we can address them promptly. • Use all linens, towels, and appliances for their intended purposes only.

🚽 Plumbing Rules (Very Important)

Our plumbing is sensitive.

Only toilet paper may be flushed. Absolutely no: • Feminine hygiene products • “Flushable” wipes • Paper towels • Cotton products • Trash of any kind

A trash bin is provided for all other items. Damage from improper flushing will result in repair charges.

👥 Guest & Visitor Policy • Only guests listed on the reservation are allowed on the property. • Total occupancy limits must be followed. • No visitors or additional overnight guests without prior approval. • Maximum occupancy of 6 guests. Any additional guests must be approved in advance and are subject to additional fees. Unauthorized guests may result in cancellation without refund.

🐾 Pets • No pets allowed on the property. A $200 deep-clean fee applies if violated.

⏰ Check-In & Check-Out • Please follow the established check-in and check-out times. • Late check-out requires approval and may incur a fee.

🌡️ Appliances, Systems & Equipment • Do not reprogram thermostats, Wi-Fi equipment, or smart home devices. • Follow all provided instructions for grills or outdoor cooking equipment. • Do not use or tamper with locked cabinets, utility closets, or owner storage areas.

🏊‍♂️ Pool & Backyard Safety (Required)

Your safety is our top priority. Please follow all pool rules strictly.

Supervision • Minors may not be in or near the pool without proper life preservers AND active, sober adult supervision. • Adults must supervise children at all times in the pool area. • Diving and jumping into pool is strictly prohibited. No running on wet surfaces. • No rough play, pushing or wrestling in pool.

Allowed Items • No sinkable objects, coins or toys (weighted toys, diving toys) in the pool. • No glass anywhere in the backyard or pool area.

Food & Drink • No food in or around the pool. • Food must stay on the patio or picnic table only.

Equipment • No tampering with pool equipment, controls, chemicals, maintenance tools, filters, or settings. • No scrubbing, brushing, or making chemical adjustments.

Gates • All gates to the backyard must remain closed and locked at all times for safety.

Service • We have regular lawn and pool service to keep the outdoor areas clean and the pool in safe, swimmable condition. Their schedules can vary based on availability and may be required as conditions require or permit. We will always let guests know if a service person will be on the property during your stay. While we do our best to minimize disruption, their visits are important for proper maintenance and may not always be rescheduled.

🌿 Outdoor Areas • Respect landscaping; do not enter restricted areas. • Use the BBQ or fire features only according to instructions and weather conditions. • Keep noise at a respectful level for neighbors.

🚗 Parking • Park only in designated areas. • Do not block neighboring driveways or properties.

💵 Damage, Fees & Extra Charges • Excessive mess, missing items, or damage may result in additional cleaning or replacement fees. • Misuse of the pool, plumbing, or equipment may incur repair costs..

Please review and understand our cancellation policy before booking. As a small business with ongoing expenses and scheduling commitments, we must adhere to the cancellation policy associated with your reservation, including all refund and partial refund timelines. Unfortunately, we are unable to make exceptions for cancellations outside of the applicable refund period. For added flexibility and peace of mind, we strongly encourage guests to consider purchasing travel insurance to help protect against unexpected changes to their plans.
