I absolutely want you to have a great time.

That being said I do expect guests to use common sense and to treat the home with respect.

GENERAL RULES: You must be 21+ Years of age to book, and by booking you agree to bear the responsibility for all of the guests, and their behaviour in the home. No third party bookings please! If you book the home, you must be present for the duration of the stay. No Smoking. No Parties. No Pets Allowed.

NUMBER OF GUESTS, AND PARTIES: If there are more guests in the home than disclosed on the booking, any guests above the legal occupancy limit, or any indication that there is a party/ social gathering in the home, your booking will be cancelled and you will be asked to leave the property immediately. You will NOT be entitled to any refund/ recompense under these circumstances. This is a private home in a great community. We respect our home, neighbours, and the HOA, so we take house violations very seriously.

This house is a private home, please treat it with respect. The cleaning fee covers the charge we pay to the cleaning team to get this large house back to the correct standard and fully sanitised ready for the next guest. The cleaning fee does not give guests free licence to disrespect/ damage the house and assume it is covered by the cleaning fee. Additional cleaning costs, damages, and breakages will all be charged if necessary. Please report any breakages immediately so that we can source a replacement.

Please be aware that the home is thoroughly recorded with a Go-Pro during the pre-arrival check. This is so we are 100% aware of the condition of the house at the point of check-in, and we have this to refer to in the event of any damages

Thank you
