House Rules for Modern Luxurious Kissimmee Retreat: We are committed to providing a safe, clean, and enjoyable stay for all our guests. Please review and adhere to the following rules. Violations will result in guests being held accountable for damages and any costs incurred to restore the property to its original state. We also reserve the right to cancel the reservation and require guests to vacate the property immediately for any violations.

Noise and Smoke Monitoring: A Minut sensor is installed in the living room to monitor noise levels and detect smoke, including tobacco and cannabis. This ensures a peaceful and smoke-free environment for all guests. The device does not record audio or video, safeguarding your privacy.

Tampering with Safety Devices: Disabling or interfering with any safety devices, including the Minut sensor, smoke detectors, or exterior cameras is strictly prohibited. Violation of this rule may result in immediate cancellation of your reservation, and you may be asked to vacate the property without a refund.

Maximum Occupancy The maximum occupancy for this property is 6 guests. Any additional guests beyond the maximum occupancy will incur a charge of $200 per guest per night.

All guests must be registered prior to their arrival. Unregistered guests are not allowed on the property.

Smoking Policy This is a strictly smoke-free property, including the outside areas surrounding the home. Smoking or vaping of any substance is prohibited. A penalty fee of $500 will be accessed if you are found to be in violation of our no smoking policy, plus additional cleaning charges.

Additionally, smoking or vaping is not permitted in any common areas of the complex, including but not limited to:

-Clubhouse (bathrooms, gym, sauna, meeting room, pool table area, kitchen area) -Pool deck, including chairs and tables -Playground equipment -Tennis court

Smoking is only allowed outside the designated areas (e.g., outside the arches of each courtyard). Improper disposal of cigarette or cigar butts will incur additional cleaning charges.

Parties and Large Gatherings No parties, events, or large gatherings are allowed. Our property is for relaxation and quiet enjoyment only.

Noise disturbances, especially between 10 PM and 8 AM, are strictly prohibited. This ensures a peaceful environment for our neighbors and other residents.

Guests violating this rule will face immediate cancellation of their reservation, removal from the property, and liability for any damages caused.

Pets This is a pet-free property out of consideration for allergies. We appreciate your understanding and cooperation in respecting this rule.

Damages and Breakages Accidents happen, and we understand! Please inform us immediately of any damage or breakage.

Minor issues: Typically, we will not charge for small accidents.

Major damages: Guests are responsible for the cost of repair or replacement. We will discuss these charges with you prior to your departure to ensure transparency.

Quiet Hours To maintain a peaceful environment for everyone, quiet hours are from 10 PM to 8 AM. Noise must be kept to a minimum during this time to respect the privacy and comfort of our neighbors.

Electric Vehicle Charging For safety reasons:

Do not run extension cords from the unit to the parking area to charge electric vehicles. Charging must be done off-site. Non-compliance with this rule may result in liability for any safety hazards or damages caused.
