SkyRun Denver Metro Rental Contract CANCELLATION PSKYRUN DENVER METRO RENTAL AGREEMENT (TERMS & CONDITIONS) By booking and/or occupying a SkyRun Denver Metro–managed property, you (“Guest”) agree to the following Terms & Conditions (“Agreement”). These guidelines are designed to protect the home, the neighborhood, and your stay. Thanks for taking a moment to review them.

1. THE HOME & YOUR STAY You are reserving a specific property for temporary lodging. This Agreement does not create a lease, tenancy, or ownership interest. Please treat the home with care and respect it as you would your own.
2. CHECK-IN & CHECK-OUT Check-In: Begins at 4:00 PM MT or later. Once the home is ready, access instructions will be sent via email and text. Check-Out: No later than 10:00 AM MT. Please follow the departure instructions provided. Late departures or missed check-out steps that delay cleaning or impact the next guest may result in additional housekeeping or operational charges.
3. PAYMENTS & CANCELLATIONS Short-Term Stays (Under 29 Nights) Payment and cancellation terms are governed by the booking platform or rate selected at checkout. Long-Term Stays (29+ Nights) One-third (1/3) of the total cost is due at booking Remaining balance is split into equal monthly payments All payments must be completed no later than 30 days prior to arrival Payments for long-term stays are non-refundable Long-term stays are not subject to local lodging taxes SkyRun may cancel a long-term reservation within 72 hours of booking if required for operational or compliance reasons Unused nights from early departures are non-refundable.
4. PROPERTY AVAILABILITY & RELOCATION You have reserved a specific home. In rare circumstances beyond our control—such as urgent maintenance issues, ownership changes, or loss of management authority—the property may become unavailable. If this occurs, SkyRun will make reasonable efforts to: Relocate you to a comparable or better property at the same rate, or Offer a lower-priced alternative, or Cancel the reservation and refund all amounts paid if no suitable option is available If a property becomes uninhabitable during your stay, we will work promptly to relocate you or refund the unused portion of your reservation.
5. HOUSE RULES & OCCUPANCY The primary booking guest must be at least 25 years old and remain on-site for the duration of the stay Maximum occupancy is listed on the booking confirmation and may not be exceeded No additional overnight guests beyond approved occupancy No subletting or third-party bookings No illegal activity Violations may result in fees, cancellation, or removal without refund.
6. QUIET HOURS & NEIGHBORS Many SkyRun homes are located in residential communities. Please observe quiet hours from 10:00 PM to 8:00 AM and be respectful of neighbors at all times. Excessive noise or repeated complaints may result in fines or termination of the stay.
7. PARTIES, EVENTS & GATHERINGS Parties, events, or large gatherings are strictly prohibited. Violations may result in: Immediate termination of the reservation Cancellation of any damage protection coverage Additional cleaning or repair charges HOA or municipal fines Removal without refund This aligns with Airbnb and Vrbo party and event policies.
8. SMOKING Smoking or vaping is not permitted inside the property. Evidence of smoking will result in a minimum $500 fine, plus documented cleaning or damage costs. Tampering with smoke detectors or safety equipment may result in additional charges.
9. PETS Pets are not permitted unless explicitly approved in writing prior to arrival. Unauthorized pets will result in a $500 fine, plus additional cleaning or damage charges. We comply with applicable laws regarding service animals. Emotional support animals are not considered service animals under the ADA.
10. DAMAGE, CLEANING & TRASH Guests are responsible for damage beyond normal wear and tear, missing items, excessive mess, unauthorized pets, smoking evidence, or trash exceeding provided bins. If additional cleaning, hauling, or repairs are required, the documented cost of labor and materials may be charged. Supporting documentation is available upon request.
11. DAMAGE PROTECTION This reservation includes a damage waiver administered by a third-party provider. Coverage may apply to certain accidental damages, subject to the provider’s terms and exclusions. The waiver does not cover: Smoking or pet violations Missing items Excessive cleaning Intentional or negligent damage HOA or municipal fines
12. PARKING Parking rules, vehicle limits, and permit requirements vary by property and are included in the arrival instructions. SkyRun is not responsible for ticketing or towing. Improperly parked vehicles may be towed at the guest’s expense.
13. SNOW & SEASONAL CONDITIONS Colorado weather can be unpredictable. Snow removal is scheduled based on local conditions and safety priorities. Please do not climb on roofs, decks, or attempt unsafe snow removal.
14. INTERNET, TV & UTILITIES Internet, television, utilities, and amenities are provided as a courtesy and are not guaranteed. Temporary outages may occur. While we will work to restore services when possible, refunds are not provided for interruptions outside our control, consistent with Airbnb and Vrbo policies.
15. MAINTENANCE & ACCESS SkyRun or authorized vendors may enter the property as needed for emergencies, safety concerns, or required maintenance. Advance notice will be provided when practical.
16. CAMERAS & MONITORING Some properties use exterior-only cameras, including doorbell cameras, for safety and compliance. There are no interior cameras inside any SkyRun-managed home.
17. LOST & FOUND Guests are responsible for removing all personal belongings at departure. If items are recovered and returned, a $35 handling fee plus shipping costs applies. Recovery cannot be guaranteed.
18. ABUSIVE OR THREATENING CONDUCT Abusive, threatening, or hostile behavior toward staff, contractors, owners, or representatives will result in immediate termination of services. Failure to vacate after termination constitutes trespassing.
19. LIMITATION OF LIABILITY SkyRun Denver Metro acts as an agent for the property owner. To the fullest extent permitted by law, SkyRun’s total liability is limited to the total amount paid for the reservation.
20. INDEMNIFICATION Guest agrees to indemnify and hold harmless SkyRun and the property owner from claims, damages, costs, or expenses arising from guest use or occupancy, except in cases of gross negligence or willful misconduct.
21. AUTHORIZATION FOR INCIDENTAL CHARGES You authorize SkyRun to charge the payment method on file for documented damages, unpaid fees, excessive cleaning, fines, or violations of this Agreement. Billing concerns should be raised within 7 days so we can review documentation and resolve them promptly.
22. AGREEMENT VERSION & CHANGES These Terms & Conditions apply as presented at booking. Updates apply only to future reservations. Any material changes affecting an existing reservation will be communicated in writing.
23. ACKNOWLEDGEMENT Guests have 48 hours from booking to cancel if they do not agree to these Terms & Conditions. By proceeding with the reservation and occupying the property, you acknowledge that you have read, understand, and agree to this Agreement.OLICY: Canceled reservations will receive a full refund when reservation cancellation is made 60 days prior to scheduled check-in. A 50% refund will be issued for all cancellations that happen less than 60 days or two weeks prior to arrival. All cancellations made less than 14 days in advance of arrival date are not refunded. Rescheduled or modified reservations are subject to the cancellation policy from the original reservation dates. There are no exemptions to the Cancellation Policy. SkyRun Denver reserves the right to suspend or cancel a reservation if we suspect, in our sole discretion, that the guest has booked in an unauthorized or fraudulent manner. Guests will be required to provide ID verification in the form requested by SkyRun Denver at the time of booking. Third party reservations are not permitted unless specifically agreed to prior to the confirmation of the reservation. In the event of a cancellation AND refund, SkyRun Denver Metro may also charge the guest credit card used to book the reservation in order to cover any processing fees incurred to process the guest's refund. Processing fees are based on a percentage of the total reservation amount refunded to the guest.. PAYMENT: Your payment of 1/3 of the grand total (or a minimum of $300) was paid at the time of booking. The remainder of the balance was paid 30 days prior to arrival. If you booked through Airbnb or another 3rd party site, they have collected your payments according to their payment terms & conditions. TAXES & FEES: SkyRun Denver Metro collects all state, county and local sales and lodging taxes required by the appropriate jurisdictions. In addition to required taxes, SkyRun Denver Metro collects a damage waiver and service fee so we can provide a more secure booking experience coupled with 24/7 guest support during your trip. CHECK-IN: Your property will be ready for check in at or after 4pm MT. Guests will receive and text and email once their property is ready for check in. Unless otherwise indicated, guests may proceed directly to their property. CHECK-OUT: You must vacate the property no later than 10am MST. Departure instructions must be followed to avoid additional charges, at the sole discretion of SkyRun Denver Metro. SPECIFIC PROPERTY BOOKED: You have booked a specific property. However, on extremely rare occasions, the specific property you booked may not be available due to circumstances beyond our control such as maintenance problems with the property booked, or a change of ownership or management of the property since you booked. In the event that the property you booked is not available, SkyRun Denver Metro will attempt to place you into a similar or better property at the same price or offer you another property at a lower rate. If the replacement property offered is not acceptable to you for any reason, SkyRun Denver Metro will cancel your reservation and refund your total amount paid. SkyRun does not guarantee that a suitable property will be able to be found. If the property you have rented becomes un-occupiable before or during your stay (heat or refrigerator breaks for example), SkyRun Denver Metro will also make our best effort to find you a similar or better place to move to and if unable to do so, refund the portion of your rent unused. EARLY DEPARTURES: As reservations are carefully scheduled in advance, no refund will be given if a guest leaves prior to their reserved departure date, regardless of reason. DAMAGE, TRASH, & CLEANING: Any damage, excessive cleaning, excessive trash, incidental charges such as added housekeeping may result in additional charges, at the sole discretion of SkyRun Denver Metro. SMOKING: Smoking is prohibited in the property at all times. Local regulations might also restrict smoking in public areas, even those outdoors. It is the responsibility of the guest(s) to know and abide by all local regulations. Removal of smoke detectors is illegal and will result in charges. Violators are subject to a $500 fine in addition to applicable cleaning charges at the sole discretion of SkyRun Denver Metro. PARKING: SkyRun Denver Metro will provide applicable parking passes and/or parking guidelines including the maximum number of cars allowed. SkyRun Denver Metro will NOT be held liable for ticketing and/or towing of guest vehicles. Guests exceeding the maximum number of cars will be asked to move additional cars or may be towed. No refunds or compensation will be paid to guests that ignore the parking restrictions outlined in the ad when the property was booked. PETS: Pets are not prohibited in the property at all times (excluding Emotional Support Pets). Any evidence of pets discovered in or around the home will result in a $500 fine, plus charges for any damages sustained or extra cleaning required, at the sole discretion of SkyRun Denver Metro. UNFORESEEN ISSUES: Unforeseen and uncontrollable circumstances may occur during your stay including but not limited to, internet, TV, and utility outages, inclement weather, travel delays, limited availability of town services, the closing of common & home amenities. Guests are not entitled to full or partial refunds for any unforeseen circumstances. SkyRun Denver Metro as an entity and the reservations associated with a home are not part of or party to the sales contract for a home; in the event that a home is sold and future reservations are not accepted by the new homeowner, reservations are subject to cancellation or the reservation may be moved to another comparable SkyRun Denver Metro property. VIOLATIONS: Any violations of this rental contract and/or SkyRun Denver Metro policies may result in immediate removal from the property. AGE & OCCUPANCY RESTRICTIONS: Guests must be at least 25 years old to rent a property from SkyRun Denver Metro. At any time SkyRun may request that the guest who reserved must provide a valid ID as proof of age. The person booking the property must be in the property for the entire duration of the guest stay. Maximum occupancy at any time is equal to the number of people the property sleeps in beds. No people beyond that number are allowed at any time. PARTIES: No house parties, weddings, receptions or events are allowed at any SkyRun Denver Metro property. If there is a party in the property (as further evidenced by a noise complaint, security report, or by excessive amounts of trash or destruction) the guest will be charged for a complete clean, replacement of damaged items and property, HOA fines, plus any additional charges necessary to return the home to its previous state. Such activities completely void the Damage Waiver. INTERNET: All properties are WiFi enabled; this is a service paid by the homeowner and a benefit extended to the guest at no additional cost and provided by a local service provider. SkyRun Denver Metro cannot guarantee reliable or consistent internet service. Circumstances outside of SkyRun control may result in service interruptions, outages, degradation or what the guest may consider less than satisfactory service to what they may be accustomed to. SkyRun Denver Metro will not reimburse or refund any monies to the guest in the event of any of the above circumstances. If a guest wants to ensure optimized and reliable service, SkyRun recommends guests travel with their own air card. ELECTRICITY: SkyRun Denver Metro is serviced by various Colorado power companies. Power interruptions and outages may occur at any time. SkyRun Denver Metro cannot guarantee power, heat or electricity in the event of a power outage or interruption. SkyRun Denver Metro will not reimburse or refund any monies to the guest in the event of any of the above circumstances. SNOW PLOWING: SkyRun Denver Metro is NOT a snow and ice free environment during the Winter months. Winter storms can bring many conditions. Plowing is provided by the homeowner Nov 1 - April 30. Plowing of driveways will occur when a storm produces more than 4-6 in 24hrs. We cannot guarantee when roads or driveways will be plowed as that is determined by many factors including severity of the storm. You must have a vehicle capable of operating in severe winter conditions as plowing is not guaranteed. Guests should not attempt to shovel driveways themselves for their own safety. OWNERSHIP of PROPERTY: The guest acknowledges that they do not own nor have any rights to the property. The guest may never alter the appearance or function of any part or contents of the property at any time (this includes but is not limited to paint, window coverings, furniture, appliances). Additionally, the guest may never employ directly or on the behalf of SkyRun Denver Metro or the homeowner a 3rd party contractor or vendor to perform any work or services within or to the property (this includes but is not limited to hiring housekeepers, handymen, contacting internet or TV providers directly). The guest may not move any furniture or electronics at any time. LIMITATION OF LIABILITY: SkyRun Denver Metro assumes no liability for your stay in Colorado or the activities that you take part in while here. The limit of SkyRun's liability is the total amount of compensation we have received for your home rental. CAMERAS: For the protection of the home and Owner rights to continue to rent their home, be advised that some homes have outdoor cameras are in place to ensure compliance with applicable County, Town or HOA Short-Term Rental rules (parking compliance, noise violations, trash violations, etc.) and violations of terms and conditions will result in guest fines, ticketing or even eviction. AUTHORIZATION FOR CHARGES: I hereby authorize SkyRun Denver Metro to charge my credit card for any and all charges related to my rental that may include damage to the property, excessive cleaning or trash, unpaid fees and charges applicable to the rental. If I booked through a 3rd party, I agree that SkyRun Denver Metro may pursue collections of monies due through the 3rd party and I agree that will comply with the policies and decisions of the 3rd party to award SkyRun reimbursement of of any costs related to property damage, excessive cleaning or trash, unpaid fees and charges applicable to the rental. I further agree that I will not charge back said charges. I agree not to dispute charges made under this agreement. ACKNOWLEDGEMENT: You have 48 hours to cancel your reservation if you do not agree, otherwise you hereby accept the reservation. By accepting this reservation you acknowledge that you have read, and do hereby accept and will abide by the terms & conditions contained herein.
