This spacious home is nestled in a stunning cliff-side community, offering guests breathtaking views of the red cliffs, Southern Utah red mountains, Pine Valley caps, and sparkling city lights.

The home is thoughtfully configured with 2 bedrooms and 2 bathrooms to comfortably accommodate up to 6 guests. Sleeping arrangements include a Master Suite featuring a King bed and a private en-suite, a second bedroom with a Full size bed, and a sofa bed located in the front room; please note the front room is open to the living area and does not offer privacy. For your relaxation, the living area provides two comfy sofas and a flat screen TV with cable. Located on the 3rd floor with easy elevator access, the property features a balcony perfect for enjoying gorgeous evening sunsets.

While the property offers a well-stocked kitchen for your convenience, guests have full access to an extensive array of community facilities. These include a year-round heated indoor pool, a diving pool, a lap/lounge pool, a kids pool, a waterfall pool, and a pool with a shallow end. Additionally, guests can enjoy four year-round heated hot tubs, an exercise room, basketball courts, pickleball, and three playgrounds.

Located minutes away from restaurants, theaters, and shopping, the condo is ideally positioned for exploring Southern Utah. You will find yourself close to the Coyote Gulch art community, Tuacahn Amphitheater, and the world-famous Zion National Park. Outdoor enthusiasts will love the proximity to the Rinq Skate Park, paved riding trails, and renowned bike trails such as Zen, Barrel Roll, and Bear Claw Poppy, as well as rock climbing at the GAP. Local activities abound, including golfing, tennis, skiing, boating, mountain biking, and hiking.

Practical details include a garage available for parking in front of and for storing equipment like bikes, with additional unnumbered community parking available. Small trailers may be parked in a stall if un-hitched. Check-in is at 4:00 PM and check-out is at 11:00 AM. Pets are not allowed.

Cancellation Policy: Short-term guests are charged 15 days prior to arrival. Full refunds are available for cancellations 5+ days before arrival, and 50% refunds for cancellations 1+ days before arrival. No refunds are issued on or after the arrival date. Long-term guests (30+ nights) are charged 15 days prior to arrival and every subsequent month; future charges can be stopped via cancellation, but incurred charges are non-refundable.
