HOUSE RULES

These House Rules are a critical part of your Rental Agreement, which you are required to review and sign prior to your stay at the Property. You will be responsible for any damages, violation(s) and/or potential monetary fines by you and/or your guests during your stay, so all guests should be made aware of the rules. The Seabluffe HOA Rules & Regs are also a part of your Rental Agreement. A link to these HOA Rules & Regs will be sent with your short term rental package.
Understanding and complying with our House Rules will make for a comfortable and fun stay for everybody! Please read each of the rules carefully in order to avoid any danger or deductions from your security deposit upon or after check-out.
• Have fun! This is your vacation time and we hope you make the most of the Property, its amenities and your opportunity to relax and visit the surrounding area.
• Cancellation Policy: To receive a full refund, Occupant must cancel at least 30 days before check-in; If Occupant cancels between 7 and 30 days before check-in, 50% of all nights shall be non-refundable; If Occupant cancels less than 7 days before check-in, 100% of all nights shall be non-refundable; Occupant can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in.
• Security Deposit Hold: A security hold of $300 shall be charged on Occupant’s credit card by Owner’s Representative 2 days before arrival, and released 2 days after departure (unless condition of Property is deemed to be a breach of contract.
• The property maintains a digital door lock on the front door. You will receive instructions prior to your arrival via email regarding operating the door lock.
• Maximum Occupancy in this unit is seven (7). That includes children or infants.
• Absolutely no pets are allowed on the property at any time without prior written approval by Landlord. If it is determined that you bring a pet that is not authorized prior to your arrival, you will be charged $250 as a penalty and you agree to pay such penalty immediately. In the event Landlord approves a pet at the Property, Occupant agrees to pay an additional $100 pet cleaning fee, and agrees that Occupant shall be responsible for any damage to the Property caused by the pet. Occupant agrees that the pet shall not be allowed on furniture or bed(s) at the Property, and will go to the bathroom only in the fenced front yard. Occupant agrees to clean up pet’s waste at all times.
• Under California law, an emotional support or service animal will be reasonably accommodated at the Property under the following conditions: (1) must be housebroken; (2) shall not cause a noise disturbance in the neighborhood; (3) may not be left unsupervised or alone at the Property at any time; and (4) Occupant must clean up waste of emotional support or service animal and shall be held responsible for any damage to the Property caused by said animal.
• Please take your shoes off at the door. It will help our floors maintain their beautiful finish. We appreciate this greatly! We maintain an outdoor shower on the patio to help keep sand from entering the Property.
• Should guest(s) wish to use the bikes, surf boards and/or boogie boards available in the garage, you must first sign a Release and Waiver of Liability form that will be supplied to you by Landlord. At no time may you use these items until such Release is signed. If a guest under the age of 18 is allowed to use any of the aforementioned items, their parent or guardian must sign a Release on their behalf.
• Never leave bikes unattended in public and always use provided bike locks to lock bikes on public bike racks.
• Please treat our Property with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
• Do not engage in illegal activities anywhere on the property. This applies to both drugs and internet activity.
• Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
• Although we live in a beautiful area, please keep an eye on your possessions and don’t leave anything of value unattended in the front yard or driveway. Also, don’t leave the garage door open when unattended. You are responsible for the replacement of any items which are lost or stolen, so please take care of all items.
• In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be. If you break or damage something, please let us know so we can arrange to get it fixed or replaced.
• We hope you have lots of fun during your vacation! However, please respect our neighbors and keep noise to a minimum between 10:00 pm and 7:00 am.
• If any neighboring residents report excessive noise or unruly behavior, we reserve the right to evict you from the property and terminate the vacation rental agreement which will result in the loss of your security deposit and remaining rental amount.
• In case of any disputes or neighbor complaints, it’s your duty to notify us as soon as reasonably practicable.
• The owner’s cabinet(s) in the garage are private and locked. Please do not attempt to open them as they are NOT for guest use.
• The electric panel can be found outside at the northwest side of the garage (behind a bush).
• In the event of an emergency and you need to shut off the water to the house, the emergency water cut off is located inside the northwest corner of the garage behind the trash cans. Call the Landlord immediately if you have any sort of water leak.
• A fire extinguisher is located on the garage wall next to the door leading into the house.
• A toilet plunger can be found in the garage behind the washing machine.
• In the event you need to clean the fabric on the sofa, there is a specific method of cleaning, and only certain products can be used. Please refer to the Parliament Welcome Book for directions on cleaning the sofa.
• We try to keep our vacation rental as child-friendly as possible, however never leave children unsupervised at our property without an adult present.
• Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.
• No visitors other than the ones registered in your vacation rental agreement are allowed on the property, and no overnight guests without the prior written approval by the landlord. If you have family or friends you would like to invite over, please call or text Landlord first and obtain the necessary approval. Any registered guests are responsible for ensuring that any approved visitors comply with these House Rules and the Seabluffe HOA Rules.
• No additional visitors may stay overnight at the property unless specifically approved in advance by Landlord and their name(s) and information are provided to the Landlord in advance.
• Parties and large gatherings of any kind are strictly prohibited at this Property. Any small gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers.
• Guests are to allow Landlord, homeowner or service access to the property for purposes of repair and inspection. The Landlord will exercise this right of access in a reasonable manner and advise beforehand where possible.
• To access the beach from Seabluffe, please use only the marked access stairs at the south end of Parliament Road. Do NOT walk on or near the beach bluffs.
• Please be sure to ventilate the kitchen after cooking anything that could leave strong smell behind.
• To simplify the inventory process, please return any kitchen items back to where you originally found them.
• Parking is allowed in the attached two-car garage. You may park a maximum of 2 cars in the garage.
• Kitchen cleaning products are under the sink. If any products run out during your stay, please let us know so we can replace them for the next guests.
• Please do not overload the washer/dryer and use supplied laundry products as directed.
• Please do not put sandy towels or clothes in the washer or dryer. Sand can get into the working parts of both the washer and dryer and can cause serious damage to the machines. We inspect the washer and dryer after each guests’ departure and if sand is found in the machines, we will charge the prior guest $200 for a repair service call. Please make sure to let wet sandy towels and clothes dry outside, shake them off well to remove sand and then you can safely use the washer/dryer.
• Please make sure you switch off lights, fans or any other small electrical appliance(s) when you go out. The same applies to the heating and air-conditioning system - we are an eco-friendly home! No compensation will be given for any temporary electricity, gas, water or WIFI outage.
• Please do not put sandy towels or clothes in the washer or dryer. Sand can get into the working parts of both the washer and dryer and can cause serious damage to the machines. We inspect the washer and dryer after each guests’ departure and if sand is found in the machines, we will charge the prior guest $200 for a repair service call. Please make sure to let wet sandy towels and clothes dry outside, shake them off well to remove sand and then you can safely use the washer/dryer.
• We have lots of beautiful sheets and towels for your use. Self-tanning products as well as makeup may permanently stain and ruin the sheets and/or towels. You will be held responsible for replacing any item with permanent stains. The charge for replacing a towel is $25 and a sheet set is $100.
• If your stay includes a Sunday night, you will need to the take the trash cans (stored in the garage) out to the curb on Parliament to be emptied by trash trucks. Please note: The trash trucks come early Monday morning so trash containers should be wheeled to the curb Sunday night. Please return the trash cans to the garage Monday after pick-up. The HOA will ticket properties that leave trash cans on street after Monday which may result in a fine to you.
• We receive a fine from the city if we don’t recycle properly. Please use the blue trash bin for all recyclable items. It is much appreciated. In addition, we are not required to recycle organic waste (food scraps, bones, tea bags, etc.). You will find an organic waste kitchen caddie underneath the kitchen sink to be used to hold organic waste. Housekeeping with empty it at the end of your visit, or you can If you would like to dispose of the waste during your visit, the green waste dumpster can be found on Moorgate. You can also ask the guard at the front gate to direct you to the green waste dumpster.
