• Pet-Friendly Homes This home welcomes dogs for an additional fee of $150 plus tax per pet - for up to 2 pets.

We are happy to welcome up to two well-behaved dogs at our dog friendly homes upon payment of a non-refundable pet fee, plus tax. The pet fee will be requested via the AirBnB Platform after the booking has been confirmed and must be paid upon receipt. It is your responsibility to ensure that a dog-friendly accommodation is booked at the time you make a booking. Dogs must be kept on a leash at all times, and guests must clean up any dog waste. Dogs are not allowed on any furniture at any time and should not be left unattended. No cats or other pets are allowed. If the property is damaged by the dog(s) or excessive housekeeping is required, you will be billed for the amount required to remedy the damage and cover the costs of additional housekeeping.

• General House Rules There is limited parking in this area. We do not offer overflow parking for any property. Snow tires and/or chains required in all vehicles from November-April on Highway 395 Quiet time in Mammoth Lakes is from 10:00pm to 7:00am. Thank you for being a kind and respectful neighbor.

• General Refunds Natural Retreats will not refund guests for any reason or condition beyond our reasonable control; this includes weather conditions, evacuations, construction, noise, any Acts of God, difficult road conditions, utility outages, medical reasons, inoperable or malfunctioning amenities.

• Age Requirements The responsible guest (or Lead Guest) on any booking must be at least 21 years old and present during the stay; some locations have higher age restrictions.. We reserve the right to confirm the name, age and address of everyone in your party before or after confirming your booking. Any booking obtained with false information will result in forfeited payments and eviction.

• Security Camera Notification Please note: This home MAY have exterior security camera(s).

• Smoking Policy Smoking is not permitted in this home. Any kind of smoking, vaping, or use of any electronic cigarette is not permitted in any Natural Retreats homes. If any smoking has taken place in the home, a minimum charge of $1000 will be sent via the AirBnB Platform and is payable immediately upon receipt.

• Maximum Occupancy Maximum occupancy must be adhered to. Tent camping, pop-up campers, caravans, RVs, large gatherings, tours, events, parties, photo shoots, media use, or any other commercial or residential use are not allowed on any property without our prior written consent. Any guests in violation of this policy are subject to immediate eviction and forfeiture of all payments made to Natural Retreats in Natural Retreats’ sole discretion. The lead guest will also receive a review from Natural Retreats noting this experience.

• Check-in/Check-out Policy Check-in begins after 4:00 PM local time. Parking in the accommodation driveways and/or unloading of personal items prior to 4:00 PM is not permitted. Our teams will need unrestricted access to the accommodation preparing for your arrival until 4:00 PM. Check-out time is 10:00AM local time. No early check-in or late check-outs will be permitted without written approval from Natural Retreats. Refunds are not given for late arrivals or early departures. Guests are only allowed to occupy the home for the dates and time noted in the reservation and you have no other rights to use or occupy the property. Attempted early check-in prior to 4:00 PM or guests not checked out promptly at 10:00 AM will be billed a full day’s rate, plus the cost of any alternate accommodations for Guests affected by your failure to vacate.

• Neighborhood/HOA Rules Several accommodations are located in residential neighborhoods or condominium developments are controlled by Homeowner’s Associations or Condominium Associations. These Associations have rules that must be respected, regarding parking and amenity access among others. It is the responsibility of the guest to understand and abide by all requirements associated with any booked lodging. Violations will warrant a fine that will be the guest's responsibility, and in some cases, failure to comply may result in eviction.

• Care of Home/Damage Please treat the property with respect, leaving it in the same condition, cleanliness, and order as when you arrived. Damage must be reported immediately, and guests are responsible for their actions and those of any accompanying individuals. Upon check-out, ensure all personal items are removed and the space is tidy.

Be mindful of noise, dispose of trash properly, and park in designated areas. Guests must lock windows and doors when not on the premises, and rearranging or removing items is prohibited. After check-out, the property will be inspected for damage, missing items, or excessive dirt. If necessary, repairs, replacements, or cleaning will be charged to the guest. Additional cleaning services are available upon request for a fee. Any additional fees due to cleaning and/or damage will be sent via the AirBnB Platform and are payable upon receipt.

If you or one of your guests causes unintentional damage to the home or the personal property of the home, you must disclose the damage to us prior to your check-out. Any unreported damage will incur a fee, at our discretion, and the fee request will be sent via the AirBnB Platform and payment is due upon receipt.

• Noise To protect guests and neighbors, we may use smart home technology to measure volume levels in our properties. This technology allows us to respond to noise nuisances without disrupting your stay. Any violations by you or your guests are your responsibility. Any disturbances which result in a call to us from a neighbor, a visit by law enforcement or a visit by Natural Retreats may result in a minimum $500 charge in addition to any law enforcement fines. Fees and fines will be sent via the AirBnB Platform and are payable upon receipt.

• Swimming Amenities Swimming pools, lakes, docks, rivers and oceans present unique safety hazards, there are no lifeguards on duty, and swimming is at your own risk. Please bring your own beach and/or pool towels as we do not permit bath towels or linens to be taken from the vacation home. Hot tubs are for enjoyment only, without the use of normal bathing products (soap, shampoo, bath oil, etc.). Hot tub covers must be kept on hot tubs at all times unless the hot tub is being used. Do not sit, stand on, or mistreat any hot tub cover. Additional charges will apply for hot tub or pool heating. You will be charged a fee for any excessive cleaning required or damage done to these amenities. Refunds will not be issued for malfunctioning hot tubs or pool heat.

• Home Relocations On rare occasions where we are not able to provide the reserved lodging to you, due to home ownership or management changes, we will offer you a comparable home designated by price (not features) at no extra cost. You may also choose another home in our portfolio of higher value and pay the difference. If a comparable home is not available, you may receive a full refund. No other compensation will be payable in these circumstances.
