• We are not responsible for any accidents or injuries on this property.
• Any weapons, firearms or illegal substances are prohibited on our property.
• The pool is 8 feet deep. There is no lifeguard on duty; swim at your own risk. All children must have adult supervision.
• Please supervise your children at all times when you are staying with us.
• The biggest master bedroom (which has a canopy bed) is lower than the main floor, please always watch your steps.
• No pets and animals are allowed in our property due to someone’s allergy.
• We are not responsible for the loss of any of your personal belongings.
• We reserve the right to terminate our contract/reservation anytime when both parties feel we are not compatible for each other. *Kindly be aware that the pool heat fee once paid is non-refundable.

Booking Requirements:

• Due to unfortunate events that we have experienced in the past (not judging all guests are the same), we call our guest for verification purposes as we abide by Airbnb Rules in regards to third-party bookings (unless authorized) and confirm their purpose of travel. We also confirm if you’ll be fine on what you need to know about our home to make sure your needs are met. No calls no waivers - no check-in.

TIMING: Checking in and Checking out time could be respected. We kindly ask that the earliest time to access home is 4:00 PM also the latest checking out is 11:00 AM unless otherwise agreed with our team.

If you overstay without the host's consent:

AN EXTRA charge of $250/per hour will apply for a late checkout.

Kindly leave the home in the condition you found it.

*** Early check-in We are more likely to know if early check-in is available at least a day before you arrive. Since we need to pay for more cleaners, please note that early check-in has different rates not more than half of the previous night if you'd prefer to check-in between 10am to 12 noon. Early check-in within 12 noon to 2pm will be at $100 Early check-in 2pm onward before 4 pm will be at $40.

Additional charges are discouraged, but if violated the fine will be $5 (Five dollars) per minute.

NOISE: Our neighborhood is asking for noise to be minimal from 9:00 PM to 8:30 AM. Please enjoy the calm atmosphere in our residential neighborhood. The loudness could unpleasantly interfere with the neighbors. We do not want the security team to break up your enjoyment time and have to ask any guest to leave because of noise complaints. Violation charges are additional $500 (Five hundred dollars) on top of our agreed contract.

**Using POOL during quiet hours (9:00 PM to 8:30 AM) is subjected to a $1000 fine.

PARTIES: We do NOT allow gatherings, parties, family reunions, or come-together in our property.

$1000-$5000 - Citations from the city because of the guest will be charged to the guest plus the booking will be terminated without a refund.

CLEANING: Our housekeeping team has put their heart and effort into our home to keep it neat as well as sanitized. Please be kind to our housekeeping team by keeping trash in the trash cans. These can be found around our home.

Violation will be an addition of $200 (two hundred dollars). Worst case scenario, if our cleaning team determines they need extra hours, materials and effort to keep our home in the first condition you are checked in due to big messes then unfortunately additional charges will be $350 (three hundred and fifty dollars).

GUESTS: Our space can only host 8 people maximum. Having unregistered guests could cause an interruption of the calm atmosphere we hope for our guests' experience. Therefore please allow us to know who we are going to host as well as provide the numbers of guests and their information.

Unregistered guests must pay an additional $50 (Fifty dollars) per day per guest.

SMOKING: Guests are prohibited from smoking (cigarettes, cigars, pipes and the funny stuff) IN our property. We greatly appreciate your cooperation to keep it smoke-free (of any kind). You may smoke outdoors (only the legal stuff), however, please keep doors/windows closed so smoke does not go inside. Please use the ashtray (at outdoor dining table) that we have provided for outdoor smoking. Do NOT throw any cigarette butts onto the lawn, driveway, or anywhere in the property area.

These violations will result in a $1000 (One thousand dollars) fine on top of our contract, funds are going into removal of odors and stains from the smoke residue.

SUBSTANCES: Illegal substances of all kinds are unwelcoming on our property. Our authorities team immediately engaged and politely asked guests to leave. At this point our contract shall be terminated.

CAMERA: Security team has provided protection to our guest and the property by installing two cameras, one located in the front porch and one in front of the garage; the rest are completely deactivated and covered. You will definitely have your full privacy in our home as well as the pool area. Protecting our guests is a high priority therefore please do not try to cover our two located cameras for any reason.

Violation will be a $1000 (One thousand dollars) charge in addition to agreement. Also our contract will automatically be terminated and we will kindly ask everyone to leave.

FIRE SAFETY: Guest safety is our top priority therefore smoke detectors and fire extinguishers are often checked and up to date. Please allow them to be active properly without any interference.

Tempting to disrupt the system results in a $500 (five hundred dollars) fine.

HEAT ELECTRONICS: Please be cautious of all heat electronics like irons, kettle, waffle maker, coffee maker, toaster, ovens, etc. Keep them out of reach of your children. FURNITURES AND ITEMS You should not move the furniture in the house because you will have to pay for what the damage caused. Please return all the remotes to the console table to prevent it being lost. There is a convenience fee of $50 if you lose the remote. Airbnb/Vrbo/Homeaway/booking. com/Expedia etc will politely ask guests to be responsible for any damages made to property or missing any items after guests checked out.

HOUSE WATER TEMPERATURE ADJUSTER: The temperature adjuster for water in the house is located in the small bathroom. Please do not touch Perfect Temperature Range from 115F - 120F. If higher than this, you might get burned.

SERVICES / MAINTENANCE: Our contractors or housekeeping may enter the premises as well as the home. At any time and without prior notice. We knock first, that is not a question ;-). This applies to: ● Pool Service ● Lawn Service ● Regular maintenance ● Any scheduled repair with a contractor ● Requested service: Like non working equipment or pool service or heat order. OTHERS ● Please supervise your children at all times when you are staying with us. ● Please check all of the product’s ingredients for any allergies. ● The biggest master bedroom (which has a canopy bed) is lower than the main floor, please always watch your steps ● Please be mindful and not let the water run wastefully. Turn off faucets and showers after each use. ● Please always keep all doors and windows closed while AC/heating is on. ● Please keep garage doors closed unless entering or exiting the garages. This is in order to avoid bugs or critters getting access to the house/garage. ● Use toilet paper only. Other materials are not flushable and will clog the toilet. Please do NOT throw baby wipes or feminine hygiene products in the toilet ● No filming, no photo shoot, nor criminal interviews without the host's permission. ● Follow Pool Rules

OPTIONAL: Linen/Cleaning: If your stay is less than one week the linens are not changed nor are any condiment refills performed. If your stay is one week (7 days) or more, then the linen can be changed at the guest's request, and the room will be serviced one time per week sometime between 10am and noon and there is a $185 fee/ per cleaning if you’re interested. Please let us know 48hours in advance so we can schedule cleaners.

We only provide a STARTER KIT - A certain number of essential We offer extra cleaning service at $215 for a 2-week reservations and up. Extra cleaning service refers as to doing a standard cleaning during mid-stay plus restocking of supplies.

**$200 extra charge - PLEASE DO NOT REMOVE ANY PLUGGED IN DEVICES (Noise Aware and/or G*ogle Mesh) inside the house. A penalty of $200 will be charged to those who will be caught doing so.

**Pool Rules:

-Pool usage is strictly prohibited during the quiet hours. No one is allowed to use the pool after 9pm as it creates noise and disturb the neighborhood. Aside from this, everything will be disclosed in the pool waiver.

Note that our pool is outdoor and it can be rainy or windy sometimes. We have no control over the debris that is being carried in the pool therefore we cannot be liable for any refunds in case you notice that way upon arrival.

**Pool Heat

-No guest is authorized to touch any of the panels of the pool heat control unless authorized. We’ll be charging extra depending if there will be damage incurred that will cost us to process any repairs. -POOL Heat is a minimum of 2 nights for $100/night charge. -POOL Heat turns itself off and on during quiet hours. -POOL Heat must be requested 48 hours prior to check-in. -POOL Heat is not like a jacuzzi that can instantly warm the water immediately. If you had requested it at a later time, please consider that warming up the pool will definitely take some time. -If you availed pool heating please know that it works "one-way" meaning that pool heat and spa won't work together at the same time. In any case you mess with the controls, we will not be liable if you encounter that both amenities are not warming enough.

** Please know that our pool is outdoor and it is prone for fallen leaves and debris carried by the wind of some sort. Kindly consider that there will be a minor cleanliness issue with the pool given the condition given that you booked our home, you agree with this expectation and will let us resolve any concern that may arise however, we assure you that we are getting them serviced in a timely manner and promise to give you a clear water in our pool by the time of your check-in.

NOTE HVAC rules: We ask that you can help us conserve energy by leaving the AC at 76 degrees whenever you leave the house or before your checkout. Please do not put the AC temp below 69 degrees as it may freeze up the pipes. This will cause the AC not to function well and may cause a leak in the drain pipes.

In any case, if the AC does not cool, we will not be held accountable for sending HVAC to fix the issue, the same goes for issuing you a refund if in any case, you wish to cancel and leave the house.
