Must be at least 25 years old to rent and sign rental agreement (ID will be requested).

Guest vehicle registration and rental agreement forms must be filled out and signed in order to confirm booking. Email address will be requested so we can send the forms. They must be completed within 48 hour of booking.

Smoking is prohibited - all types.

Fireworks are NOT permitted in Towamensing Trails community.

Occupancy limit of 10 people as per township STR license. All guests MUST be registered. No unauthorized guests.

Max of 3 dogs allowed (must notify prior to stay and need to sign an additional pet agreement form)

No cats allowed.

NO excessive noise that disturbs neighbors. Community and Township have a strict noise policy from 9:00 pm – 8:00 am EST.

We love our full and part time neighbors. They are not on vacation and enjoy the peace and tranquility the Poconos offers. While we want you to enjoy your stay, sound travels very easily in our community and we do not want our neighbors disturbed.

Parking: Plenty of parking available in the driveway for up to four vehicles (all vehicles must be registered with host 1 week prior to arrival).

Fireplaces: The first floor fireplace is electric. The second floor fireplace is NOT currently safe for burning. The flue has been blocked at the roof level and the firebox is not safe to contain an indoor fire.

Falsified Bookings: If your booking was made under false pretense, including, but not limited to, a falsified name, age or size of party, you will be subject to immediate eviction and forfeiture of all amounts paid.

Security Deposit: IF YOU ARE RESPECTFUL OF OUR HOME AND NEIGHBORHOOD AND TREAT IT WITH CARE YOUR SECURITY DEPOSIT WILL NOT BE CHARGED! If our home appears dirty or damaged upon check-in, please inform us immediately. If there are damages to the property/furnishings, missing household items or theft, dirt/mess requiring excessive cleaning, any fines charged by our community or township, and/or any other costs incurred by homeowner due to guests' stay, you will be charged. Homeowner may use all or part of the security deposit to repair any damage caused by guest. Should the damage amount or fines exceed the amount of the deposit, guest remains liable for the balance. $500 Security Deposit Hold and Photo ID REQUIRED! Deposit to be processed by host on guest's credit card.

Guest agrees to immediately notify the homeowner of any maintenance problem, so the situation can be remedied as soon as possible.

Homeowner is not responsible for any inconveniences that may occur for which homeowner has no control. This includes, but is not limited to: power outages, adverse weather conditions, construction, closed community amenities, mechanical failure such as appliances, TVs, etc. We will do our best to correct any issues that arise, however, no refunds will be given for occurrences beyond our control.

Guests will abide by Towamensing Trails Rules of Conduct which will be provided along with the rental agreement. These community rules will also be available in the guidebook.

Use of Exterior Security Cameras and Indoor/Outdoor Noise Monitoring: Guest understands and accepts that the property is protected with outside security cameras and inside/outside NoiseAware sensors. Cameras and noise sensors are used to protect the property from damage and fines due to parties by monitoring for excessive people and sound levels. There are NO cameras inside the house. Sensors do not record audio, they only monitor decibel levels and report if noise is detected over the threshold limits. No tampering with equipment.

Guest will be provided with (8) community badges used to gain access to community amenities.  Guest will ensure all (8) badges are left on the dining room table upon checkout. Guest will be charged for any missing badges at a cost of up to $500.
