GENERAL • A Lakewood Stays Rental Agreement must be signed prior to arrival. This will require that you provide us with your email address. Please inquire about the terms and conditions prior to booking. • Registered guests only. Only guests listed on the reservation may be on the property at any time. A $100 per person per night fee will be applied for all violations. • No parties or events. This includes gatherings, celebrations, or unregistered visitors. A $500 fee will be applied for any violation, in addition to any damages incurred. The guest is also responsible for any municipal fines or other costs associated with the unauthorized event. • Absolutely no glitter. It is extremely difficult to clean up after anything with glitter has been used. There will be a $150 penalty charged if any evidence is found. • No taping / attaching of decorations to any surface in the home. There will be a $150 penalty charged if any evidence is found. • Quiet hours: 10:00 PM – 8:00 AM. Please be respectful of neighbors at all times. • No smoking or vaping inside the home. Smoking is permitted outdoors only, away from doors and windows. Any evidence of smoking inside will result in an additional cleaning fee of $300.

OCCUPANCY • Registered guests only. Only guests listed on the reservation may be on the property at any time. A $100 per person per night fee will be applied for all violations. • Maximum occupancy: 10 guests. • Exceeding this limit may result in immediate cancellation without refund. • Children count toward occupancy limits.

PARKING: • Max of 5 cars are allowed to park on the driveway. • No parking on the street is allowed.

SECURITY: • Any time guests leave the vacation rental, they must ensure all windows and doors are closed and locked to maintain security and prevent rain and water damage.

HOT TUB & SAUNA • The hot tub and sauna are available year-round. • Use is at your own risk. • No glass in or near the hot tub or sauna. • Please shower before use and replace the cover securely after each use. • Do not adjust equipment settings or add any substances to the water. • Children must be supervised at all times. • If the hot tub needs to be drained and cleaned after your stay, not due to normal maintenance, there will be a $300 fee.

SAFETY & PROPERTY CARE • Please do not move furniture or décor. • No food in the bedrooms • Keep it clean - please clean up after yourself. • Report any damage or issues promptly so we can address them. • Tampering with safety equipment, internet/network equipment, or utility systems is not allowed. • Exterior security cameras are in use for safety and noise monitoring (no cameras inside the home). • Fire pit: Use at your own risk. Never leave a fire unattended, use only approved firewood, and fully extinguish the fire after use or before bedtime. Fire pit use may be restricted during fire bans. • Fire extinguishers are provided in the kitchen, laundry room, and in the bar area of the lower level.

PETS • No pets allowed, including emotional support animals.

CLEANING & CHECKOUT • Checkout is at 10:00 am. There will be an additional $100 per hour for failure to checkout on time, unless other arrangements are made in advance. • Please treat the home with care. • Excessive mess, spills, or stains may result in additional cleaning charges. • Follow posted checkout instructions, including: • Dishes loaded or washed • Trash placed in designated bins • Used towels and robes left in designated area

OTHER RULES • Consumable amenities provided by Lakewood Stays are not refilled during stay. • Trash is picked up early every Thursday morning, and recycling is picked up every other Thursday (City of Blaine Zone B schedule). The bins are on the side of the garage (the bin with the orange lid is for recycling). We request that guests roll the bins to the curb on Wednesday night, and bring them back in on Thursday morning after pickup. • The driveway has ample parking for 5 vehicles. • NO PARKING on the street.

DAMAGE Each guest assumes full responsibility for any damage caused to any part of the property sustained during the guest's scheduled booking time. Each guest agrees to pay in full for repairing or replacing any item or structure damaged by the guest or others invited to the property.

LIABILITY Guest(s) assume liability for injury to themselves or any persons they invite to the space. Guests also assume responsibility for any injury that results from the guest's visitors during their booking period. Additionally, guest(s) agree to indemnify, release from liability, and hold harmless all Property Owners & Hosts, managers, and employees from any and all costs, expenses, legal proceedings, attorney fees, liability, claims, damages, or demands arising from loss, injury, illness, or death to themselves, an agent, family, or other guests for use of the property.

CONSEQUENCE OF BREACH:
Any fines issued by police, other government officials or agencies, utility providers, and/or homeowner associations for violation of any law, ordinance, or rule during your stay, and any damages (which may exceed the amount of fines) that result from the violation. If any unauthorized download of copyrighted material via the Property’s Internet service occurs during the period of your stay, you agree that we may obtain and share your contact information with the internet service provider or any other party we believe, for any reason, has enforcement rights.

VIOLATIONS Failure to follow house rules may result in: • Additional fees • Immediate termination of the reservation without refund
