RENTAL RULES
The house is privately owned – please treat this house like you would your own. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. WE CANNOT STRESS THIS ENOUGH, IF THERE IS ANY ISSUE WITH THE PROPERTY WHEN YOU ARRIVE OR AT ANY TIME DUING YOUR STAY PLEASE CALL THE PROPERTY MANAGER.
GENERAL RULES
• Pets are NOT allowed.
• A maximum of 3 vehicles is permitted in designated parking spaces.
• A maximum of 9 occupants are permitted.
• Keep the property and all furnishings in good order.
• No food is to be brought into the bedrooms.
• There are areas that are private and closed / locked. Please do not attempt to open these.
• The electric panel box is in the basement. If help is needed please call the property manager.
• There is no daily housekeeping service. While linens and bath towels are included in the rental, daily maid service is not included in the rental rate.
• DO NOT FLUSH ANYTHING BESIDES THE TOILET PAPER PROVIDED DOWN THE TOILETS. FLUSHABLE WIPES ARE NOT FLUSHABLE! THE TOILET PAPER IS DESIGNED TO BREAK APART SO THAT THE GRINDER PUMP DOES NOT GET CLOGGED. THERE IS AN ALARM THAT WILL SOUND IF THE GINDER PUMP GETS CLOGGED AS A RESULT OF WIPES/FEMINIME PRODUCTS OR ANYTHING ELSE CLOGGING THE PUMP. THE PM WILL HAVE TO CALL FOR AN EMERGENCY SERVICE TO CLEAR AND RESET THE ALARM. THIS SERVICE IS $975 AND YOU WILL BE RESPONSIBLE TO PAY IT.
• ABSOLUTELY NO FIREWORKS OF ANY KIND. YOU WILL BE FINED $750.00 FOR ANY VIOLATION OF THIS RULE AND WILL BE EVICTED FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN.
• ABSOLUTELY NO FIREARMS /WEAPONS OF ANY KIND ARE PERMITTED. THIS INCLUDES PELLET GUNS, BB GUNS, CROSSBOWS, ARCHERY. YOU WILL BE SUBJECT TO A $5000 FINE, POSSIBLE CRIMINAL CHARGES AND EVICTION FROM THE PROPERTY. NO REFUNDS WILL BE GIVEN.
• No refunds will be given for storms. Driveway will be plowed in the event of a plowable snowstorm. We do not refund due to road conditions.
• No refunds will be given for closed / restricted hours of the community amenities, which are out of owner’s control, during a guest’s stay.
• Please keep in mind that there are neighbors that surround the house and there is a noise ordinance in the community, 11PM.
• If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.
• In case of any disputes or neighbor complaints, please notify the Property Manager as soon as possible.
• Trash needs to be taken to the designated recycling and trash disposal areas across from the North Beach (there is no trash pickup service in the Hideout).
• Please refrain from throwing any trash, such as bottle caps or cigarette butts into neighboring properties.
• While we know there are some really cute animals that will visit our property, they are wild animals don’t give them any food!
• Never leave children unsupervised at our property.
SMOKING POLICY
• Smoking is not allowed anywhere inside the property, deck or screened in porch.
• Guests can only smoke outdoors (not on the deck or screened in porch).
• Please do not throw cigarette butts into the firepit, driveways, roadways or neighbors property grounds.
• Discovering guests have been smoking inside the property will also result in loss of the security deposit/claim for cleaning submitted to your insurance policy.
APPLIANCES
You’ll find all the appliances you need for a comfortable stay at our home. Please use them responsibly and ask other members of your party to do the same.
• Only use appliances for their intended uses.
• Washer/Dryer: The washer and dryer are provided for your convenience.
o Please do not overload the machines.
o Make sure to empty the lint trap after each use.
o Please make sure that pockets are free from any items that may cause damage to the machines.
o If the machines are damaged, you will be charged an extra fee to repair/replace through your security deposit/travelers’ insurance.
• Thermostats are located throughout the home.
• Please make sure you switch off lights, fans or any other small electrical appliances when you go out.
• No compensation will be given for any temporary outage of electricity, internet or water due to storms.
KITCHEN
• Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.
• Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the trash.
• To help the environment, please only switch on the dishwasher when it’s full and use the dishwasher tabs that are provided (under the sink).
• To simplify the inventory process, please return any kitchen items back to where they were originally found.
• Please use only glass cleaner and a sponge / paper towel to clean the stove and appliances.
• If needed, wipe the cabinets down please do so with warm soapy water and a paper towel or sponge. Any chemicals will cause wear and damage to the cabinets.
• Kitchen cleaning products are under the sink, there is a vacuum in the bedroom closet and a broom / dustpan in the kitchen. If any products run out during your stay, please let us know so we can replace them for the next guests.
OTHER APPLIANCES (tv, fans, a/c’s, etc.)
• Please be sure to keep remotes with TVs. Security deposits will be charged to replace lost remotes.
• Internet is provided. You must provide your own Netflix/Amazon Prime/Hulu information to access the device apps and shows. Please delete all info when you leave.
BARBECUE GRILL
• Please use the designated barbecue utensils and not the regular kitchen tongs.
• Please move the grill away from the house as it will damage the siding.
• Be sure to clean the barbecue after use, it’s much more difficult to clean the next day!
• There is a propane tank attached. If the propane runs out, you can get swap the tank out at dollar general and Lake Genero, then send the PM your receipt for reimbursement.
• Please only use the barbecue until 10 pm to keep noise and smells to a minimum for our neighbors.
• Please allow the grill to cool down completely before re-covering.
PARKING
Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. We have parking space on our property.
• Please Park vehicles in the designated driveway spaces (front parking pad, front driveway and back driveway) ensuring cars do not block the roads.
• Please do not exceed 25 mph in the community. Should you get a ticket for speeding it is your responsibility to pay it. If you do not this will be taken out of your security deposit and/or a claim will be put into your traveler’s insurance.
SAFETY /SECURITY
• There are cameras outside that overlook the driveway.
• There are smoke detectors and CO2 detectors in the home. Please do not remove, move or destroy any of these monitors.
• Any time guests leave the vacation rental, it is their responsibility to ensure all windows and doors are closed to maintain security and prevent rain and water damage. Verify the front door is locked when leave.
• We are not responsible for the loss of any personal belongings or valuables. If something is misplaced in the house, please let us know so we can look out for the item during the changeover and vacation rental cleaning.
• Parents must not leave children unattended at any time. Any guest injuries sustained inside the house are not covered by our vacation rental insurance.
• Please be advised that Public Safety can come on the property for eminent danger and/or any issue of non-compliance with the rules.
SCREENED PORCH / DECK
• Please do not hang laundry off the deck as it is not permitted by the community. You can dry beach towels.
• Please clean up spills on the porch as soon as possible to prevent staining on carpet and furniture.
• Please do not throw trash or cigarettes into the firepit.
ACCIDENTAL DAMAGES/BREAKAGES
• Always report any accidental damages or breakages in a timely manner, especially before check-out.
• Please do not move any furniture from one room to another.
• Please do not take any chairs, couches, stools or other furniture outside.
• Please don’t take any bath towels with you to the beach (take the beach towels!)
• In case any damage to the property or its appliances is not covered by our insurance, the guest will pay for the repair costs from the security deposit and/or a claim to your traveler’s insurance.
ADDITIONAL HOUSE RULES
• Renters are not permitted to call in additional guests outside of the individuals who are on the rental contract/registration. If you need to call a guest in please call the Property Manager.
• People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
• All visitors must be called in to the community and must get a guest pass to enter the community. Please call us if there are other guests coming in so that we can call the gates and let them know.
• All guests must display their guest tag on their rearview mirror at all times while in the community. Please remove the tag when you are outside of the community.
• Guests are responsible for ensuring that any visitors comply with these House Rules.
• Any additional overnight Visitors must be approved in advance and are subject to an additional fee as noted in our rates.
• Parties and large gatherings of any kind are strictly prohibited at our home. Any small gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers.
• Guests are to allow homeowner or service access to the property for purposes of repair and inspection. The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.
A breach of any of these house rules is a breach of the terms and conditions of occupancy, as per the rental agreement you have signed. We reserve the right to evict any guests or visitors from the property who refuse to follow these house rules.
