🚫 Occupancy: Only those listed in your reservation are allowed on the property. Any additional guests must be approved in advance. Exceeding the reservation occupancy will result in immediate eviction without a refund.

🐾Cleanliness, Pets, and Respect: We maintain a high standard of cleanliness and expect our guests to do the same. While we love dogs, however we cannot accommodate any pets, including service or therapy animals, due to severe allergies in our close family. This ensures the home remains suitable for our family as well.

🚭Smoking (including vaping) is strictly prohibited inside the home. Any evidence of smoking (physical or odor) will result in an $750 fee. Smoking is only allowed in the backyard, at least 10 feet from doors and windows, and not on the patios or porches or Hot Tub. Violations of this policy, including smoking on the patios or porches, will also incur the smoking fee. We use Minut, a trusted Airbnb partner, to help enforce this policy.

🤫 Quiet Hours: Quiet hours are from 9pm to 9am. Please be mindful of the other guests staying on other floors and keep noise to a minimum. They are asked to do the same.

⏰ Check-In/Out: Self-check-in begins at 5 PM, and checkout is by 10 AM. If you need different times, please let us know in advance. We may be able to adjust the cleaning schedule for a small fee if availability permits. Unapproved late checkouts may incur a $40 fee.

🎉 Noise and Parties: No parties or loud music are allowed, and music outside is strictly prohibited. A $750 fee will be charged for any parties.

❄️ Thermostat: Please keep the thermostat above 69 degrees. Setting it lower can freeze the line, resulting in a $75-$100 charge for repairs.

📹 Security Cameras: Cameras are installed on the property, including porches and doors. Do not cover or disable them. Doing so will result in immediate eviction without a refund.

🚫 Drugs and Alcohol: Illegal drugs and medicinal marijuana are prohibited (due to neighborhood ordinances). Alcohol consumption is not allowed if anyone on the property is under 21 (unless otherwise discussed), which may result in eviction and a party fee.

👶 Family-Friendly: Families are welcome, but please note the space is not child-proof. You are responsible for making the space suitable for children.

🧼 Housekeeping: There is no housekeeping during your stay, but feel free to ask if you need anything.

🧹 Additional Cleaning Fee: If more than 4 hours are needed to clean and prepare the space for the next guests, a $90 fee will be assessed.

💇🏼‍♀️ No hair dying allowed, will incur $50 fee.

💸No crypto-mining.

⚠️ Liability: The homeowner is not responsible for accidents, injuries, illnesses, or loss of personal belongings. By accepting this reservation, all guests assume the risk of any harm and are responsible for leaving the premises as they found it.

🛡️ Insurance: The Host Protection Insurance plan covers only those listed in your reservation. Only those listed are allowed on the property.

📦 Lost Items: Items left after checkout will be held for 7 days before being donated. Shipping fees must be paid in advance for returned items.
