Tenant will: o Keep property clean and safe. o Immediately notify Landlord or Landlord’s agent of any broken or malfunctioning smoke detectors. o Acknowledge that he/she has personally inspected the demised property and accepts it in an “as-is” condition, or if he has not inspected the property, agrees upon entry to report immediately to Davis R. Chant any deficiencies and further waives the right to withhold rent for any alleged deficiency in the property or to otherwise claim that the property has been misrepresented to him by the Owner or Davis R. Chant Realtors. o Agree that the premises are in good, sound and reliable condition and that if he is not personally acquainted with the condition of the premises that he will immediately make an inspection thereof to determine any weakness that may result in injury to him, his co-occupants, family or guests. It is further understood and agreed between the parties hereto that the tenant will hold harmless and indemnify the landlord and Davis R. Chant from any and all claims for injuries, costs and damages as a result of the tenancy. o Dispose of all trash, garbage and any other waste materials in trash bags as required by landlord o Tell landlord immediately of any repairs needed and of any potentially harmful health or environmental conditions o Obey all laws o Be solely responsible to pay the costs for repairing any damage that is the fault of Tenant or Tenant’s family or guests. o Use caution when using products such as Koolaid, bleach, nail polish remover, etc and any other type of products that will destroy floors and tables. o Have consideration for your neighbors, especially between the hours of 10pm and 9am.

 Tenant will not: o Have any open fires lit past midnight – all open fires (fire pit, grill, or any other devices) must be safely and properly extinguished by midnight in compliance with Ordinance 115-2012 o Smoke in the premises. Any evidence of smoking on property will result in loss of security deposit. o Dump grease or food down the sinks. Please flush nothing but toilet tissue in the commodes. House is on a septic system. o Destroy, damage or deface any part of the Property o Disturb the peace and quiet of other neighbors o Make changes to the property such as moving furniture, without the written permission of the Landlord o Perform any maintenance or repairs on the Property unless otherwise stated in the Rules and Regulations if any.
