Occupancy limited to 4 persons including children and visitors. Breach of this restriction will result in forfeiture of security deposit.

Age Requirement: GUEST warrants that he or she is at least twenty-five (25) years of age and acknowledges that they may be asked to provide proof of age at or visiting the premises during the reservation. If GUEST is not twenty-five (25) years or older, HOST reserves the right to terminate the reservation without a refund.

Should the GUEST not take possession or make payments as provided herein, it shall be considered a breach of contract and the HOST may re-rent the property without liability on the part of the HOST. The GUEST shall not assign, sublet or permit the leased property or any part thereof to be used by others except the GUEST named herein, the GUEST’S spouse, children or guests for temporary visits.

Cancellation: To receive a full refund, guests must cancel at least 30 days before check-in. They can also get a full refund within 48 hours of booking if the cancellation occurs at least 14 days before check-in. If they cancel between 7 and 30 days before check-in, you’ll be paid 50% for all nights. If they cancel less than 7 days before check-in, you’ll be paid 100% for all nights.

The HOST will present the property in clean and habitable condition. Upon arrival, if GUEST is not satisfied with the cleanliness of the premises, GUEST will so notify HOST within 24 hours. HOST will provide bed linens and bathroom/beach towels. Tenant is requested to leave the premises in a neat condition so that excess cleaning is not required.

This property will not be used for functions such as weddings, wedding receptions, family reunions, or any other gatherings involving more than the maximum number of occupants specified in this lease agreement.

The TENANT shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises.

The GUEST will be responsible for having rubbish ready for trash service pick-up by 6 AM on Saturday the collection day. The trash bucket can be rolled to bottom of driveway the night before.

The TENANT will be charged $50 for each hour that the property is occupied after the agreed check-out time of the lease.

The GUEST will not lease or sublet, nor permit others to occupy premises.

The GUEST agrees to allow HOST or his agent to enter and view premises, with proper notification: to inspect the premises; to make repairs; to show property to a prospective purchaser; or pursuant to a Court Order.

The HOST shall have no liability to GUEST for inclement weather.

No animals of any description, excluding service animals, are allowed in or on the premises.

Security deposit funds will be held by the HOST. Endorsement and cashing of the Security Deposit check constitutes acknowledgment of receipt. Deposit refunds will be returned within one week of GUEST’S departure provided the property is left undamaged and without excessive cleaning required to ready the property for the next tenant. GUEST agrees to repair or replace any damage to the premises resulting from said tenancy. Damages that may be claimed by HOST from GUEST are not limited to the amount of the security deposit and shall include any and all costs incurred by HOST to recover such damages including attorney fees. Any deductions from security deposits will be confirmed with estimates, invoices/statements or receipts for costs incurred by HOST.

Should the property be destroyed by fire or other casualty so as to become unfit for human habitation prior to occupancy by GUEST, this lease shall become null and void and all payments made hereunder shall be refunded to GUEST, who agrees to hold the HOST harmless in such a case. Should the property be rendered uninhabitable by an Act of God (including but not limited to hurricanes, storms, floods, environmental disaster, loss of utilities), during tenancy, reimbursement on a per diem basis will be negotiated between the GUEST and the HOST.

Rental Rules: a. Guest must “baby-proof” the premises to their individual safety standards. b. Guest will use discretion and leverage hand railings where possible for walking on steps and outdoor surfaces. c. Guest must lock doors when exiting the premises for extended durations. d. Guest may not move or rearrange any furniture. Guest may not take any furnishings outside or to another rental. Outdoor furniture will be noted as such. There may be a charge for moving furniture back to its original location. e. Guest shall not erect tents on the premises. f. Candle/incense burning is not permitted at the premises. g. Fireworks are not allowed on the premises. h. No firearms, explosives or other dangerous items shall be brought to or permitted upon the premises. i. Smoking is prohibited anywhere inside or on the grounds of the premises, including tobacco, marijuana, and all vape products. j. Quiet hours are from 10:00PM until 8:00AM. These hours are strictly enforced. k. Boats, campers, RV’s, etc. cannot be parked at the premises. Please adhere to parking advisories provided within your check-in instructions. l. No one under the age of 18 will be left alone by the fire pit without adult supervision.
