Please treat our home with care and respect. By booking, you agree to follow all rules below:

General • No parties, events, or disruptive gatherings. • Check-in is 3 PM; check-out is 11 AM. • No unlawful activities of any kind. • No unapproved commercial photoshoots or commercial filming.

Security Cameras • Cameras are for safety & on the exterior only - do not unplug, cover, or tamper with them.

Internet • Wi-Fi is complimentary. Do not unplug or tamper with any internet equipment. • Host not responsible for outages.

Guests & Visitors • Maximum of five (5) guests total. • Only registered guests allowed on the property (unless approved in writing).

Cleanliness & Damage • Keep the home tidy and leave it in reasonable condition. • Excessive mess, missing items, or damage beyond normal wear may result in additional fees or deposit loss.

Trash • Dispose of garbage in the designated bins.

Noise & Smoking • Quiet hours: 10 PM - 7 AM (city requirement). • Two Noise/Smoke monitors (one inside, one outside). They notify Host of elevated noise levels and smoke detection - do not unplug, cover, or tamper with them. • Excessive noise or complaints may result in removal from the property and loss of deposit. • No smoking or vaping inside or outside near windows or doors.

Pets • Maximum two (2) dogs, with prior approval. • No pets allowed on any furniture or beds. • Pets must be house-trained, well-behaved, leashed, and not left unattended. • Guests must pick up all pet waste • Pets must not disturb neighbors and must follow quiet hours. • Pet fee: $25 per stay will only be charged for pet fur and/or paw prints on bedding or furniture.

Hot Tub & Fire Pit • No running, diving, or rough play. • No food or drinks in the hot tub. • Children must be always supervised. • Do not use while intoxicated, pregnant, or if advised otherwise by a doctor.

Firearms / Illegal Items • No illegal drugs. • No illegal firearms. • Any firearm left behind will be turned over to law enforcement.

Safety, Weather & Nature • Host is not responsible for accidents, injuries, or loss of personal belongings or pets. • Weather conditions (wind, rain, heat, storms, power interruptions, etc.) are out of the host’s control. No refunds for weather-related issues. • Wildlife, insects, and outdoor pests are part of nature. Host takes preventative measures but cannot guarantee a pest-free environment. • Guests use the property, including the hot tub and fire pit, at their own risk.

Release & Waiver of Liability • By booking and/or entering the property/premises, Guests agree to abide by all Rules and Regulations of Modern Sunset & agree to the terms of this release. In consideration of accepting this entry, I, the undersigned, intending to be legally bound, hereby, for myself, my minor children, pets, my heirs, my executors and administrators, waive and fully release any and all rights and claims for injuries (i.e.: snake bite, heat stroke, slip, fall, etc.), and/or damages I may have against Modern Sunset, Host, and associates.

Enforcement • Tampering with cameras, noise/smoke devices, internet equipment, or violating any house rule may result in immediate removal from the property and forfeiture of all prepaid funds and deposit.
