By booking this property, you are legally agreeing to these house rules. These rules are in place to protect you, the property, and our neighborhood. Please read them carefully, as violations can result in additional charges, eviction, and loss of your security deposit.

PET POLICY
• One well-behaved dog allowed (no puppies) with host pre-approval required.
• A $175 non-refundable pet fee is required for deep cleaning.
• Pets are not allowed on beds or sofas.
• Guests are responsible for cleaning up after pets inside and outside the property.

GUEST RESPONSIBILITY
• Guests are financially responsible for any damage, loss, or additional costs that occur during their stay.
• This includes, but is not limited to, property damage, missing items, and excessive cleaning fees.

NO PARTIES OR EVENTS
• Parties and events are strictly prohibited per state law and local STR regulations.
• If a party is detected, you will face the following consequences:
• Immediate removal from the property without a refund.
• Loss of your $800 deposit.
• Additional charges for damages, cleanup, and fines may apply.

NOISE & QUIET HOURS
• Quiet hours are from 10 PM to 8 AM to respect our neighbors and comply with local regulations.
• No outdoor or indoor music after 10 PM.
• Excessive noise is subject to fines and could result in eviction.

RESPECT OUR NEIGHBORS
• This home is in a residential neighborhood with full-time residents.
• Guests are expected to be respectful of neighbors by keeping noise and activity levels reasonable at all times.
• Complaints from neighbors may result in eviction without a refund.

PARKING POLICY
• Do not block the sidewalk — this is required by city ordinance.
• You may park in the driveway, garage, or on the street where permitted.

NO SMOKING POLICY 🚭
• Smoking and vaping are prohibited inside the home.
• Violations will result in a $450 cleaning fee for odor removal and deep cleaning.
• Smoking is permitted outside, but all cigarette butts must be properly disposed of.

GUEST COUNT & VISITORS
• Only registered guests are allowed on the property.
• Each unapproved guest will result in:
• A charge of $150 per extra guest.
• Possible termination of your stay without a refund.
• Hosting outside guests for parties, events, or large gatherings is strictly prohibited.

LATE CHECKOUT POLICY
• Check-out time is firm and enforced.
• Late checkouts will result in fees as follows:
• $75 fee for every 30 minutes late.
• After 1 hour, you will be charged for an additional full-day rate.

LOCAL GUESTS
• Local guests must contact the host before booking.
• Instant bookings from local guests will be canceled unless previously approved.

THERMOSTAT POLICY
• The Nest thermostat is locked at 68°F.
• If adjustments are required, please contact the host. Extra fees may apply for unauthorized changes.

POOL HEATING & HOT TUB
• Pool heating is available for an additional fee. The heater will only heat to a maximum of 85°F.
• Hot tub heating is $40/day and must be requested before check-in.
• Pool heaters run on propane, which is expensive, so please be mindful of usage.

NOISE MONITORING
• We use MINUT Noise Monitors to ensure a peaceful stay. These devices detect noise levels but do not record conversations.
• If noise exceeds limits, you will receive one warning.
• Continued noise disturbances will result in:
• Fines for excessive noise.
• Removal from the property with no refund.

GUEST SCREENING & PROTECTION
• We partner with SUPERHOG to protect our home and guests.
• You must complete ID verification and either a damage waiver or deposit prior to check-in.
• Failure to complete this requirement may result in cancellation of your reservation.

MAINTENANCE & UNEXPECTED ISSUES
• We do our best to ensure all amenities, appliances, and equipment are working perfectly, but it’s important to remember this is a home, not a hotel.
• Occasionally, there may be issues with:
• Appliances (dishwasher, washer/dryer, refrigerator, etc.)
• Pool equipment (heaters, pumps, etc.)
• Games or electronics (shuffleboard, smart TVs, etc.)
• If something stops working, we promise to respond as quickly as possible. However, refunds are not provided for maintenance issues or temporary outages.

POOL SAFETY RULES
• No lifeguard is on duty. Children must be supervised at all times.
• Never leave children unattended near the pool or hot tub.
• An adult must always be present when children are swimming.
• In the event of an emergency, call 911 immediately. If trained, begin CPR while waiting for emergency services.
By booking this property, you are entering into a binding rental agreement. Violation of these rules may result in:
• Immediate eviction without a refund.
• Fines for damages, excessive cleaning, noise violations, and unauthorized guests.
• Forfeiture of your security deposit.
• Additional charges for repairs, replacements, or other damages caused during your stay.
These rules are not intended to be harsh but to ensure the safety of our guests, protect the property, and maintain peace with our neighbors. We are required by local laws and short-term rental regulations to enforce many of these rules, and we must comply.
While you’re on vacation, our neighbors are not. Please remember that this is a residential area with full-time residents. Respect for the community is non-negotiable. Excessive noise, unauthorized guests, or disruptive behavior will result in fines, eviction, and possible legal action.
