By booking this home, guests agree to follow the house rules outlined below. These rules are in place to protect the home, ensure guest safety, and maintain a positive experience for everyone. Violations may result in additional charges, claims submitted through Airbnb AirCover or VRBO’s Resolution Center, or other actions permitted by platform policy.

👥 Maximum Occupancy

• Maximum occupancy is 12 registered guests • Only guests listed on the reservation are permitted on the property

Exceeding occupancy limits or allowing unregistered guests may result in additional charges and/or cancellation of the reservation, in accordance with platform policies.

🔕 Quiet Hours

Quiet hours are 10:00 PM – 7:00 AM. Please keep noise at a respectful level during this time, including outdoor areas.

Repeated noise complaints or disturbances may result in intervention or additional charges, as permitted by platform policy.

🚭 No Smoking or Vaping

Smoking or vaping of any kind is not permitted anywhere on the property, indoors or outdoors.

Evidence of smoking or vaping (including odor, residue, ash, or debris) may result in additional cleaning charges and further action under platform policy.

Noise monitoring devices: This home uses Minut noise monitoring devices located in common areas to help ensure compliance with quiet hours and the non-smoking policy. These devices monitor sound levels and environmental indicators only and do not record conversations, audio, or video.

Devices are located in the upstairs living room, downstairs game room, and outdoor covered porch.

Minut devices are tamper-resistant. Attempting to cover, disable, or remove them will trigger a notification. Please do not touch or interfere with the devices.

🐾 Pet Policy

We are happy to welcome well-behaved pets at Keener Hollow! To keep the home clean and comfortable for all guests, please follow the guidelines below:

• Pets must be approved prior to arrival. Please include the breed, weight, and number of pets when booking. • Maximum of 2 pets per reservation unless otherwise approved by the host. • Pets must be house-trained and well behaved. • Please clean up after your pet in the yard. Guests are responsible for picking up and properly disposing of pet waste during their stay. • Pets are not allowed on beds or furniture unless covered with a blanket brought by the guest. • Pets should not be left unattended inside the home unless crated. • Guests are responsible for any pet-related damage or additional cleaning required. • Due to the rural location and local wildlife in the area, pets should be supervised when outdoors.

We love hosting guests traveling with their furry companions and appreciate your help keeping the home beautiful for everyone.

🎉 No Parties, Events, or Unregistered Visitors

Parties, events, gatherings, or unregistered visitors are not permitted without prior written approval.

Violations may result in cancellation of the reservation and additional charges, in accordance with platform policy.

⚠️ Damage & Maintenance Reporting

Any damage, breakage, or malfunction should be reported as soon as it occurs so it can be addressed promptly.

Failure to report damage may result in additional charges related to repair or replacement.

📹 Security Cameras & Tampering

For safety and property protection, the home is equipped with three exterior-only security cameras covering: • Front entry • Side exterior • Parking area

There are no interior cameras and no cameras in private outdoor use areas.

Tampering with security cameras, Wi-Fi equipment, routers, or smart home systems is not permitted and may result in additional charges or cancellation of the reservation, as allowed by platform policy.

🚽 Plumbing Use

• Toilets are for toilet paper only • Do not flush wipes, feminine products, or paper towels • Do not pour grease down sinks • Use strainers where provided

Plumbing issues caused by improper use may result in repair charges.

🛁 Hot Tub Use & Responsibility

• Shower before use • No lotions, oils, sunscreen, self-tanner, or hair products • No glass in or around the hot tub • Dry off before re-entering the home • Children must be supervised at all times • Do not sit, stand, jump on, or place items on the cover • Replace the cover securely after each use

Improper use, contamination, or damage may result in additional cleaning, repair, or replacement charges.

🔥 Outdoor Furniture & TVs

• Outdoor furniture and cushions should be treated with care • Do not jump on or misuse furniture • Outdoor TVs must not be moved, adjusted, or tampered with

Damage may result in repair or replacement charges.

🔥 Propane Fireplace

• Propane only — no wood or other materials • Do not tamper with gas lines or controls • Do not leave unattended while in use

Improper use or damage may result in cleaning, repair, or replacement charges.

🔥 Sauna Rules

• No shoes, food, drinks, or alcohol inside the sauna • Enter clean — please avoid lotions, oils, or creams • Keep the glass door closed during and after use • Do not block vents or heaters

Damage caused by improper use, including damage to the glass, benches, heater, controls, or interior surfaces, may result in repair or replacement costs. 🎱 Game Room & Entertainment Equipment

Includes: Pool Table, Foosball Table, Air Hockey, Table Tennis, Pac-Man Arcade, Board Games, Children’s Games, Puppets, and Small Toys

• Please do not move the pool table • No sitting or standing on game tables • Please avoid placing drinks on playing surfaces • Use all games and equipment gently and as intended

Lost, damaged, or missing game pieces, controllers, paddles, accessories, toys, or arcade components may be charged at replacement cost.

🧺 Washer & Dryer Use

• Please clean the lint filter after each dryer cycle • Laundry pods may be placed directly in the washer drum • Do not overload the washer or dryer • Close doors and lids gently — do not lean on or force them • Do not adjust, remove, or tamper with knobs, panels, or settings

Damage caused by improper use, including broken doors, hinges, knobs, or internal components, may result in repair or replacement costs.

🔥 Grill Use

• Please scrape grates after use • Allow the grill to cool fully before covering • Keep the grill covered when not in use

Damage caused by improper care, including rust or weather-related deterioration, may result in repair or replacement costs.

🗑 Trash & Cardboard Pickup Requirements

• All trash must be placed inside a trash bag before being placed in the outdoor trash can • Loose trash should not be placed directly into the trash can • Cardboard boxes must be broken down, bagged, and placed inside the trash can • Trash or cardboard should not be left outside of the bins

Due to city trash pickup requirements, loose or unbagged trash cannot be collected and may attract odors, pests, or wildlife. If trash or cardboard is left unbagged and our cleaners are required to hand-collect or re-bag items, additional cleaning charges may apply.

🧼 Linens & Towels

• Do NOT use white towels for makeup • Black makeup towels are provided

Stained or damaged towels, sheets, blankets, pillows, mattress protectors, or bedding will be charged at replacement cost.

🪑 Furniture

Please do not move indoor or outdoor furniture. Moving furniture can damage floors, decking, and furnishings. If damage occurs as a result, repair or replacement costs may apply.

⏰ Check-Out Rules & Late Departure

• Guests must check out on time per the reservation • Follow all checkout instructions provided in the house manual and checkout message • Late check-out requires prior written approval

Unauthorized late check-outs may result in additional charges, including but not limited to delayed cleaning fees, vendor rescheduling costs, or loss of the next reservation.

✨ Cleanliness Expectations

The standard cleaning fee covers normal turnover cleaning only.

Additional cleaning charges may apply if extra services are required due to: • Trash not properly bagged or disposed of • Excessive trash beyond standard use • Makeup, blood, or other bodily fluid stains • Wall marks, scuffs, or paint damage • Hot tub contamination requiring draining or treatment • Clogged plumbing caused by improper use • Conditions requiring cleaning beyond standard turnover

Any additional charges are based on actual costs billed by professional cleaners or service providers.
