No guest access to barn or cottage and rooms with signs posted. Guests will be required to sign rental agreement/liability waiver, identity verification, and security deposit.

1. Check-in is at 4 pm. Check out at 11 am. A key code will be sent to you 1 hour prior to check-in.

2. Maximum of 8 guests including kids regardless of age.

3. Pets not allowed. $300 NON-REFUNDABLE PET FEE FOR VIOLATIONS

4. No smoking or vaping inside the house. This includes the use of tobacco, cannabis, e-cigarettes, etc. $300 Fee will be assessed for in-house smoking.

5. We prefer to leave shoes by front and back doors.

6. No parties or third-party visitors allowed. Registered guests only.

7. Please leave used towels in the bathroom. Please wash dishes or make sure the dishwasher is loaded and running prior to departure

8. The outdoor grill is available for guests. Please clean after use and the pool area. Turn off gas valve before leaving.

9. Report any damages immediately. Any damages that exceed the security deposit amount must be paid for by guests and will be reported to Airbnb or other booking platform

10. We follow the Good Neighbor Policy! Quiet hours are between 10PM and 7AM.

11. TERMS AND CONDITIONS CHECK-IN: (EARLY CHECK-IN MUST BE PRE-APPROVED). EXTRA COSTS MAY BE ASSOCIATED IF CHECKING IN EARLY. CHECK-OUT: 11 A.M. (LATE CHECK-OUT MUST BE PRE-APPROVED) - EXTRA COSTS MAY BE ASSOCIATED IF STAYING PAST THIS TIME. 50% OF TOTAL RENTAL COST IS DUE AT TIME OF BOOKING. BALANCE OF TOTAL RENTAL COST IS DUE IN FULL PRIOR TO ARRIVAL. A housekeeping checkout fee (Cleaning Fee) is applied to every reservation. This fee is to clean the rental home after departure. We do not restock amenities during your stay so please plan accordingly. Each bathroom is stocked with towels and soaps. Used towels will not be replaced. Laundry soap is available.

12. SUPPLIES AND FURNISHINGS are fully furnished including bedding, pillows, towels, equipped kitchen unless otherwise specified. A limited starter supply of paper products, bath products and dish soap may be provided, but will not be replaced if consumed during your stay, so we recommend bringing additional personal items with you. If there is a special type of item, you are accustomed to using, please provide for those items by bringing them with you.

13. ADDITIONAL PERSON CHARGES This property has a maximum occupancy of 8 people (including children). Exceeding this may result in minimum additional charges of $250 per person per day charged to the credit card on file or eviction of some or all the party.

14. NOISE AND EVENTS “GOOD NEIGHBOR” POLICY I understand that out of courtesy to neighbors, quiet hours are from 10 pm to 7 am (including but not limited to: Loud Music or other loud noises). Out of respect for our neighbors, large social events or gatherings (i.e. birthday parties, fireworks, ceremonies, weddings, and receptions) at our rental property is prohibited. I understand that not adhering to the quiet hours or violating the events policy may result in immediate eviction and that no refund will be given for unused nights.

15. INTERNET / TV SERVICE: Smart TV services available with renter sign in available. (Roku, Netflix, Prime Video, etc.) We can make no guarantee that they will be working all the time especially given the weather conditions. We make every effort to do what we can to make sure they are functioning. If there is an issue, you can contact us during normal business hours, however this is NOT AN EMERGENCY. Additionally, no refunds for the stay will be given due to one or more of these not working. If there is a technical issue with your personal equipment (computers, phones, iPad etc.)

16. We make every effort to do what we can to make sure heating and cooling units are functioning. If there is an issue, you can contact us during normal business hours. We can make every effort possible to fix or replace during your stay, but failure of an air conditioning unit is not reason enough for refund of any part of your stay.

17. RISK AND LIABILITY There are risks associated with the use of any property which may include but are not limited to risks of injury to person or property, or death. THE BARN/GARAGE AREA AS WELL AS THE COTTAGE ARE OFF LIMITS FOR GUESTS. TWO DUG WELLS ARE LOCATED ON THE PROPERTY AND SHOULD BE AVOIDED. THEY HAVE COVERS BUT ANY ATTEMPT TO UNCOVER OR EXPLORE THE WELLS THAT RESULT IN INJURY OR DEATH WILL BE THE SOLE RESPONSIBILTY OF GUESTS.

18. Call us immediately if there is any matter about which you are uncertain or which you believe may present an unreasonable risk to you. Given the extreme winter conditions, risks around the properties may include; wet, slippery, or icy conditions both inside and out; falling snow or ice; being in proximity of, or use of, a swimming pool including without limitation risks of, drowning, heart attack, stroke or reactions to pool or cleaning chemicals; allergic or other reaction to cleaning or "freshening" products; allergic or other reaction to man-made and synthetic materials; actions of third parties not under the control of the property manager or unit owner; theft of, or damage to, personal property; electric shock or other injury in the use, or misuse, of any electric appliance or mechanical device; risk of injury in the use of garbage disposals, trash compactors, and other similar appliances. Also, at all times please be aware of your surroundings and the wildlife associated with the wilderness we are in. It is not uncommon to see deer, foxes, coyotes, racoons and even bear (especially at night). Renter and all persons in the rental group will assume all risk and liability. Renter agrees to the foregoing and waives all right to claim damages.

19. BY GUESTS/WAIVER OF LIABILITY: All rental occupants under the age of 18 must have a parent or guardian sign their form and assume responsibility for the minor. In connection with any use of the pool. In connection with or appurtenant to the use of the rental Home, I hereby agree to and acknowledge the following: I fully understand and acknowledge that: (a) outdoor recreational activities have inherent risks, dangers, and hazards and such hazards also exist in connection with the pool. (b) my participation in such activities and/or use of such equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/ or total paralysis, death or other ailments that could cause serious disability. By my participation in these activities and/ or use of equipment, I hereby assume all risks and dangers and all responsibility for any loses and/ or damages, and hereby waive any claims against and fully release property owners/host, from any claims which may arise in connection with the foregoing. I also verify that I am in good health, not under the influence of any drugs or alcohol of any kind, nor do I have them in my possession, and that my participation in any of the above-referenced activities is voluntary. I hereby voluntarily agree to release, discharge, hold harmless, defend and indemnify its owners/hosts, officers, and employees from any and all claims, actions or for losses of bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of my use of any of the amenities within or appurtenant to the rental Unit/Home (and/or as specifically described/referenced in this Agreement. I specifically understand that I am releasing, discharging, and waiving any claims or actions that I may have at present time or in the future for the negligent acts or other conduct by the owners, agents, officers or employees. I HAVE READ THE WAIVER AND RELEASE AND BY SIGNING IT, AGREE IT IS MY INTENTION TO RELEASE AND WAIVE ANY CLAIMS AGAINST (AND ANY AND ALL OWNERS, OFFICERS AND EMPLOYEES OF SUCH ENTITY) FROM LIABILITY FOR PERSONAL INJURY, PROPERTY DAMAGE OR WRONGFUL DEATH CAUSED BY NEGLIGENCE OR ANY OTHER CAUSE. I understand that the electronic signature below shall have the same legal effect as if written manually. I also understand that I will be asked to provide identification prior to receiving equipment and/or service.

20. By using the home and the services you agree to comply with and be legally bound to the terms and conditions of this agreement. INDEMNITY Neither Owner assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.

21. No illegal drug use of any kind.

22. We only allow guests who have stayed on Airbnb without incidents or negative reviews. We reserve the right to decline any guest that is not a good fit for us.

23. Tampering with the Wi-Fi or security devices will result in immediate termination of the stay with no refunds for the unused portion.
