GENERAL INFORMATION

Check-in: After 4:00 PM Check-out: 10:00 AM (please respect our cleaners’ schedule). Late check-out may result in additional charges if it delays cleaning or the next guest.

Maximum occupancy: 10 guests total (including children). Exceeding this limit may result in cancellation of the

PETS (UP TO 3 DOGS ALLOWED) We are happy to welcome up to 3 well-behaved, housebroken dogs. Please review the following pet rules to ensure a clean, comfortable stay for everyone:

• Dogs must be housebroken and well-trained. Dogs that rely on indoor pads for going to the bathroom are not permitted. • Dogs must NOT be left unattended in the home unless securely crated • Dogs are NOT allowed on bedding or white linens • Excessive barking is not permitted (quiet hours 10 PM – 8 AM) • All pet waste must be cleaned immediately and disposed of properly, bagged in the trash. If pet waste is found in the yard area, there is a $50 fee for removal. If pet waste is found on floors, there is a $50 professional cleaning fee per accident area. • Bring your own pet supplies, food bowls, crates, and towels • Dogs must be on flea/tick prevention • No wet dogs on furniture or rugs • Any pet damage or excessive mess may result in additional cleaning or repair charges

Unauthorized or undisclosed pets may result in removal from the property and additional cleaning fees.

HOUSE RULES

NO PARTIES OR EVENTS. Unauthorized gatherings may result in removal from the property.

LINENS: Linens that are soiled or stained and unable to be stained are charged to the guest at $35 per replacement set. We understand accidents happen, but cleaners must follow certain procedures to protect their employees in cases where bodily fluids are involved. If linens, or any other part of the home are soiled by bodily fluids of any kind, guests will be charged a $150 biohazard cleanup fee. We understand accidents happen- please communicate to us ahead of time if an accident has occurred so that cleaners can plan ahead .

QUIET HOURS: 10 PM – 8 AM. Noise audible outside the home or complaints from neighbors may result in removal.

NO SMOKING OR VAPING indoors. Evidence of smoking may result in professional cleaning charges.

PLUMBING: Only human waste and toilet paper may be flushed. No wipes, sanitary products, paper towels, grease, or coffee grounds in plumbing.

WEATHER / POWER / INTERNET: Storms, outages, and weather conditions are outside the Host’s control. Refunds follow Airbnb's policies.

GUEST SAFETY EXPECTATIONS

For everyone’s safety, guests agree to:

• Use stairs, walkways, outdoor areas with reasonable care • Use caution in winter weather (snow, ice, wet surfaces) surfaces may be slippery, especially during the winter. • Immediately report any unsafe condition or anything requiring attention

Prompt reporting allows us to address issues quickly and maintain a safe stay for all guests. MANDATORY CHECK-OUT BY 10:00 AM

Please complete the following before departure:

• Remove all trash to outdoor bins • Load and start dishwasher • Place used towels in tub/shower • Set heat to 55°F in winter and turn off AC in summer. Do not turn heat off during the winter. • Turn off lights, close/lock all windows and doors. Do not leave any windows or doors open. • Leave home tidy (no excessive mess)

Excessive mess or late departures may result in additional cleaning or delay fees.

RENTAL AGREEMENT

You will receive the full Rental Agreement after booking. Please reply “I agree” within 48 hours to confirm your understanding of the rules. This ensures clarity and protects the home for all guests.
