BOOKINGS AND RENTAL AGREEMENTS -Guest will be required to agree to rental terms on conditions, which you can view on our website. -Cancellation policies are followed strictly to ensure fairness to all guests and owners. Please note that there will be no exception to these policies, for any reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to protect their purchase (or not) and to understand the cancellation policy on the reservation. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.

CHECK-IN AND CHECK-OUT -Check-in: Any time after 4 p.m.; Check-out: 11 a.m. Unauthorized early arrivals or late checkouts subject to an hourly fee. Early arrivals and Late departures subject to availability and approval.

PARKING AND DRIVING -Parking Limit: 1 Vehicle is allowed to be parked at the condo. Additional vehicles and/or other vehicle types including trailers and RVs are subject to approval and may be required to park at designated overflow parking areas. -Guests must follow posted speed limits out of respect for the safety of our community, children and pets.

OCCUPANCY AND PETS -Absolutely NO PARTIES without authorization. -No Unauthorized Guests or Pets: Guest and pet count must match the number in your reservation. Please contact us if the number of guests or pets has changed or if you have guests visiting not included in the guest count. Unauthorized pets or guests subject to $300 fee and immediate termination of your stay with no refunds. -A nightly fee for additional guests may apply if the actual number of guests exceeds the standard occupancy of the property but does not exceed the maximum occupancy.

-This property allows up to 5 dogs. Animals other than dogs require approval. -All Pets other than Service Animals are subject to a $100-per-pet-per-stay fee. A Pet Fee for pet friendly units ($100/pet per stay) may not be included in your original booking. -Pets must be leashed when outside and all pet waste must be disposed of properly by the pet owner. -Pet owner or named guest on reservation is responsible for any damages from a pet including scratches and other potential damage to the property.

NOISE -Quiet Hours: From 10 p.m. to 8 a.m., please keep disturbances to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on property. A fee may be imposed for violations of these rules.

TRASH, PESTS, AND SMOKING -We are in Bear Country! No trash or food is to be left outside at any time. Fees may apply. -Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects. -No smoking inside the unit; $250 fee for violation.

FIRE -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH. -No Fire Pits per association rules -No open flame within 10-feet of the building due to State Fire regulations for buildings with more than 2 units including grills.

OTHER RULES AND POLICIES -Compensation due to malfunctions within the home are resolved as provided on our Policies page on our website.
