The primary bedroom is conveniently located on the main floor near the kitchen and living area and features a queen bed. Upstairs, you will find two additional sleeping areas: one bedroom offering a queen bed with tranquil water views, and a second, larger shared sleeping space equipped with two twin beds and one full bed, making it an ideal spot for children or a family group.

While general property amenities are minimal, the home is defined by its specific room and exterior details. The interior boasts an eat-in kitchen that opens directly to a deck for outdoor dining, and the property includes an enclosed outdoor shower for rinsing off after a day at the beach. The outdoor space is a true highlight, featuring a yard with a gas grill and direct lagoon access via a private dock, perfect for kayaking, paddle boarding, or simply relaxing by the water.

Located in the heart of East Marion, the property provides easy access to the bay and nearby beaches. Guests can immerse themselves in the local North Fork culture with a variety of farm stands and wineries located close by.

• Check-in: 4:00 PM
• Check-out: 11:00 AM
• Primary renter must be at least 25 years old.
• Pets are allowed with a standard fee of $200 per pet, per stay; an additional $100 may apply for dogs that shed excessively.
• For bookings within 3 days of arrival, a copy of a driver's license and a signed rental agreement are required for check-in instructions.
• Seasonal Note: Outdoor amenities, including patio furniture and grills, are typically stored between Columbus Day and Memorial Day.
• Long-term stays: Guests staying over 21 days are responsible for extra utility costs. Reservations of 29+ nights require a refundable deposit.
• Cancellation Policy: 100% refund if canceled 30+ days before stay; 50% refund if canceled 14+ days before stay.
• A signed Guest Rental Agreement is required as guest insurance is secured for every stay to cover incidental damages.
