• This listing is for guest room #10 on the second floor of The Birch Ridge. Other areas of the property including the entryway, great room, dining room, sitting area and hallways are shared space and may have other guests. We have two shared hot tubs available. There are a total of eleven guest rooms at the property. You may rent additional rooms or the entire property through our other listings. • Our minimum rental age is 25. • We will provide you with door codes for our smart locks for contactless check in and out. There is a smart lock on the main door and on your guest room. • We have some flexibility around our standard check in and check out times depending on other bookings. Guaranteed early check in or late check out may be available for an additional charge. • Our entire property is non-smoking (e-cigs included). You may only smoke outside and 75-feet away from the building. There is a $1500 fine for smoking in the property. • You must e-sign and return our written rental agreement after you complete your booking. • For your safety and ours, we have cameras on the outside of the property, in the common entryway and in the common hallways of the property. There are no cameras in any living areas. • Fireworks are not permitted. • Pets are not allowed. There will be a $1500 fine for any unauthorized pets. • Pack 'n plays are available upon request. (Please let us know in advance.) • All rooms have portable or mini-split AC units in the summer. • You understand use of the hot tub is at your own risk and that special risks may be involved in using the hot tub. You accept full responsibility for any bodily injury arising from use of the hot tub and hold owner and property manager harmless. • Winter weather is unpredictable. We do not offer weather-related refunds and recommend purchasing travel insurance for any unforeseen events. All wheel drive and winter tires are also recommended.
