City & HOA Requirements Age Requirement: The primary overnight and daytime occupant must be 21 years of age or older in accordance with City of Indio Ordinance No. 1665, Section 37.011. HOA Compliance: All HOA rules must be followed. Any citations or fees issued by the HOA to guests will be the guest’s responsibility. Guest Registration: All guests’ full names must be registered prior to arrival. Guests must present a valid photo ID at the gate. Unregistered individuals will be denied entry without exception. • Quiet Hours: o Sunday–Thursday: 9:00 PM – 8:00 AM o Friday–Saturday: 10:00 PM – 8:00 AM • Please keep noise levels reasonable at all times, including music volume. • Drive slowly and respectfully within the community. • The community is monitored by 24/7 security patrols. Any violations may result in fines (guests are responsible) and/or removal without refund.

🚗 Parking • The driveway fits up to 2 vehicles. • Overnight street parking is not permitted per HOA policy. Parking citation fee $75 per ticket. • If you plan to bring more than 2 vehicles, please let us know in advance so we can help arrange parking. • Safelist passes for overnight street parking in front of the house may be available, but they are limited and not guaranteed. • If passes are unavailable during your stay, overnight parking is available in a nearby residential area outside the community (approximately a 5-minute drive).

Pool & Spa Rules Swimming Pool • Swim at your own risk—no lifeguard on duty. • No diving, running, glass, food, rough play, or pets in/near the pool. • Children must be closely supervised at all times. • Pool heating: $95/day, minimum 2 consecutive days, payable in advance (notify host at least 16 hrs ahead). • BONUS FUN: Floaties are available (stored in the plastic cabinet in the backyard), along with pool balls and an air pump (in the basket by the patio furniture). While floaties aren’t part of our official amenities, we provide them as an extra treat for added fun. They’re offered as-is and are not inspected after each stay, so their condition cannot be guaranteed. For safety, floaties are not recommended for children or non-swimmers, and we kindly ask that you use them responsibly, as we can’t assume liability in case of any issues. Hot Tub / Spa • Complimentary Heating with temp of 100–101°F (adjustable upon request). • Pre-set to 90-minute sessions; guests may stop or extend via spa control. • For safety, we recommend taking regular hydration and rest breaks, and avoiding extended use of the spa. • Restrictions: o No glass, alcohol, narcotics, or medications while in spa. o Elderly guests, pregnant women, and those with medical conditions should consult a doctor before use. • No soaps, bath oils, or additives allowed. Best Practice: For families with children: If kids will be using the spa, we recommend keeping the temperature around 95°F or lower and limiting soak times for safety. The spa is preset to 100–101°F; please contact the host if you’d like the temperature adjusted—for safety or personal preference.

Property Amenities Glamping Tent • No smoking, pets, shoes, or damp clothing inside. Smoking • Permitted outdoors only, with doors/windows closed. • Indoor or tent smoking will result in a $350 cleaning fee. Pets • Maximum of 3 dogs under 50 lbs each • Pet fee: $99 per pet, per stay • No cats allowed • Pets are not permitted on beds, couches, in the tent, or in the pool • Pets must not be left unattended • Owners are responsible for cleaning up after their pets Security Cameras • Outdoor cameras: Doorbell + front driveway + backyard. • No cameras indoors. Cameras are motion-activated for security purposes only.

Guest Limits • Our home is licensed by the City of Indio for a maximum of 14 guests • Standard booking includes up to 10 guests • Maximum occupancy: 14 guests, Any guests over 10 (up to 14 total) include an extra guest fee per person per night. • Extra guest fee: $58 per person, per night after 10 guests • Reservation must accurately reflect the total number of guests before check-in

Property Use & Care • Turn off the tv projector when not in use to prevent overheating. • No glitter, silly string, or play dough inside. • Fire use allowed only in designated fire pits. • Do not tamper with security or internet equipment. • Furniture must remain in place. • Keep AC off in the game room when not in use, and sliding doors/tent closed. • Report broken items immediately so repairs/replacements can be arranged.

Lake Access • No swimming, wading, or boating in Terra Lago Lake (per Riverside County Health Department). • Violations may result in HOA citations and fines.

Additional Fees & Community Reminders We want your stay at Biyaya of Indio to be simple and worry-free 💛. Most guests never encounter extra charges, but here are a few things to keep in mind: Standard & Optional Fees Pool/Spa – Pool heat is available for $95/day (2-day minimum). Spa heat is always complimentary.

Pets – Dogs are welcome with a $99 fee per pet, per stay. (Cats are not permitted.)

Extra Guests – $58 per person, per night after 10 guests

Replacement or Extra Services Linens & Towels – If any are lost or damaged, a replacement fee will be applied.

Household Items – If something is missing or broken, we’ll simply charge the replacement cost.

Extra Cleaning – In rare cases where extra time is needed (e.g., excessive mess or special cleanup), an additional cleaning fee may apply.

Early Check-In / Late Check-Out – If requested and approved, a small fee may apply.

Community & Policy Notes Parking Citations – Terra Lago’s HOA monitors parking closely. To avoid issues, please follow the parking guide. If a citation is issued, the HOA charges $75 per ticket.

Other HOA Violations – Rarely, the HOA may assess a fee for rule violations. These are set directly by the HOA after their hearing process.

Property is not equipped for electric-vehicle charging. For electrical safety and to prevent overloading the home’s outlets, charging through the garage, exterior, or household outlets is not permitted

Smoking – To keep the home fresh, smoking indoors is not allowed. If smoke is detected, an extra cleaning fee applies.

Pets – Dogs are welcome with advance approval and fee. For comfort and cleanliness, please keep furry friends off the furniture.

Notice and Opportunity to Cure

Guest agrees to promptly notify the Host or property representative during the stay of any issue, concern, maintenance need, amenity problem, appliance concern, cleanliness concern, Wi-Fi issue, noise concern, or any other matter that may affect the guest’s stay.

The guest understands that the Host must be given reasonable notice and a reasonable opportunity to inspect, verify, troubleshoot, repair, replace, or otherwise resolve the issue during the reservation.

This clause does not apply to emergencies, safety hazards, or urgent maintenance matters, which should be reported immediately so appropriate action can be taken.

Safety & Responsibility • We want you to have a safe and enjoyable stay. Please use the pool, spa, and property responsibly. • The owner cannot assume responsibility for accidents, injuries, illnesses, or loss of items. • By completing your reservation, you acknowledge this responsibility and agree that the owner is not liable for incidents beyond their control. • Left-behind items are the guest’s responsibility; shipping is not guaranteed.

Guest Registration & Rental Agreement

Before check-in, the primary guest must complete our Guest Registration Form and electronically sign our standard Rental Agreement.

Guest registration is required to facilitate gate access into our gated community and to support compliance with the City of Indio's Short-Term Rental Ordinance, including occupancy verification and emergency contact information.

Both forms must be completed before check-in instructions.
